It goes without saying that your home should be clean and presentable for the photos being used to market your home, but it should also make a good impression, or be “show ready,” during open houses and showings as well 🌟 When buyers tour your home either through an open house or a private showing with their agent, they are ultimately going to decide if they can see themselves living there during their in-person visit so you want your home to show well 😍 It’s hard for most to picture themselves buying (and living in) a dirty, messy house 👎🏼

But let’s be honest, it can be hard living in your home while trying to sell it, especially if you have kids 👧, pets 🐕 or both, so here are a few tips so that your home is always show ready:

1️⃣ make the beds in the morning
2️⃣ put away dirty laundry
3️⃣ store away shoes, toys and trash
4️⃣ clear bathroom countertops of any clutter
5️⃣ clean your kitchen after every meal
6️⃣ leave lights on and open blinds/shutters for showings

✨while the media headlines indicated a lot of negativity about the real estate market, the numbers are showing otherwise

✨the median sales price has gone up since this time last year

✨inventory is VERY LOW … while there seems to be an increase in the number of new listings, a large portion of new listings are new construction (previously it was not as common for builders to list their new builds in the MLS). If we don’t include new builds, the options for buyers are very limited

✨affordability is a challenge for buyers due to rates and home prices, however the market is still steady. Homes that are priced right, are turnkey and in desirable neighborhoods are receiving multiple offers

✨homes that are priced high, need updating/repairs or are not in high demand areas are sitting on the market longer providing opportunities to buyers for negotiations

It’s Earth Day! 🌎 Here are some tips on how to make your home more environmentally friendly 💚💙

🌿Insulate, Where Possible. Caulk and seal windows, insulate your doors, install window shades and insulate with heavy rugs.

🌿Switch to LED lights.
LED uses much less energy than incandescent bulbs and lasts 25 times longer.

🌿Opt for Energy-Efficient Appliances. Investing in energy-efficient appliances can significantly reduce your energy consumption and save costs.

🌿Be mindful of water usage. Water is a precious resource. Unfortunately, its availability is increasingly unpredictable, so being conscious of your usage can make a big environmental impact.

🌿Set up a composting system. One way to help cut down on landfill waste is by creating your own composting system.

🌿Install solar panels. The sun is a much more sustainable source of energy than traditional methods like coal and gas.

🌿Install a Smart Thermostat. Smart thermostats can be programmed with eco-friendly settings that keep a home’s heating and cooling set point at a comfortable and efficient temp, and adjust for daytime or nighttime hours automatically.

🌿Rethink Your Landscaping. Traditional grass lawns need lots of water. Instead consider using native plants, turf, gravel or other materials to reduce or eliminate the usage of grass.

‼️Real Estate News‼️ The headlines have been a bit misleading and incorrect in regard to the proposed NAR (National Association of Realtors) settlement agreement. So here’s some clarification:

✨Realtor commissions have always been negotiable (there is no amount set by NAR for a seller’s agent or buyer’s agent to be paid)

✨Currently, buyer’s agent’s commission is known up front through the MLS and is visible on sites like Zillow for public knowledge

✨The settlement proposes prohibiting offering compensation to buyer’s agents on the MLS

✨A listing agent negotiates with seller what commission they will get paid and buyer’s agent will need to negotiate on their own behalf

✨There currently is a buyer broker agreement form available outlining buyer’s agents duties and that of buyers, however it is not often used (we don’t currently have our buyers sign it). With the proposed settlement, buyer’s agents will be required to enter into a written representation agreement with their buyers before touring homes

The proposed changes would go into effect in mid-July. It’s still unclear how these changes will impact our industry, including the legal forms we use. We’re here for any questions!!

🏡 February 2024 SCV & SFV Real Estate Update 🏡

✨The median home price in SCV increased 8% and increased 12% in SFV since a year ago 🤯 With interest rates peaking last year, many predicted that home prices would go down but that clearly was not the case. Why not? Because inventory remains low and there are not enough homes for sale to keep up with buyer demand. Low inventory + high demand = increased prices

✨People will always need housing no matter the market we’re in. Increased incomes, multiple incomes (more people also have side hustles) and gift funds from parents/grandparents, are all factors that help today’s buyers be in the position to pay higher home prices

✨We’re seeing more homes receive multiple offers over list price and sold in 1 or 2 weekends

✨With Spring approaching, we anticipate an increase in inventory giving buyers more options. We also expect an increase in the number of buyers actively searching

✨Sellers, an effective marketing strategy will be essential to ensure getting top dollar. Reach out to us if you’re thinking about selling! We’ll walk through your house and advise you on what you need to do to prepare your home to go on the market
