Average mortgage rates moved up nearly half a percent in April. As you'd expect, that hurt new and existing home sales. But rates have fallen since then thanks to cooler inflation, employment and retail sales figures. Will the move back to near 7% be enough to put the groove back in Spring sales? Let's hope so!

The good news (for the housing market at least) continued this week, with flat retail sales and a cooler CPI figure. Average 30-yr mortgage rates dropped back below 7%. More inventory + improved affordability = good signs for transaction volumes in the coming months.

Jobs growth was slower than expected in April. That cheered up the bond market and helped send average 30-yr mortgage rates back down toward 7.2%. The national inventory of homes for sale continues to rise, but prices keep surprising to the upside.

With limited progress on inflation in recent months, and the unemployment rate still very low, the Fed voted on May 1 to keep short-term rates steady. Regardless, the high-season for real estate transaction is HERE, with 30% more homes for sale nationwide than at the same time last year.

Higher inventory levels are boosting transaction volumes for both existing and new homes as the spring selling season gets going. This despite average 30-yr mortgage rates remaining over 7.5%. It's a reminder that 'life happens' (the 6 D's of real estate), and when you gotta move, you gotta move!

Here's my regular update on national and local real estate! The Fed kept rates steady (again), but Fed Chairman Jerome Powell sounded more dovish than he has previously, and the majority of Fed members are still projecting 2-3 rate cuts before year-end 2024. Mortgage rates dropped back below 7%, and new home starts and existing home sales both surprised positively!
