Let's talk February 2023 sales stats!
Our Sarasota/Manatee market is cycling through hot and cold times at the moment. The sales spike we saw in January is reflected in the increase in pending sales (up 8%) and listings sold (up 29%). Active listings have dipped as they have become pending sales. New listings are down slightly from January which is a little unusual given the early winter months are some of the most active for our market.
The average sale price continues to creep upward, even when compared to January 2022. Those who are waiting for a big market price drop to buy are going to continue to wait and potentially be disappointed. With high interest rates and increasing inventory, buyers are being more selective and critical about the properties they tour. A savvy seller will make repairs ahead of listing and position the property to be as attractive as possible at a competitive price.

Let's talk January 2023 sales stats!
Things kicked back into high gear the deeper we went in to January. A slight dip in interest rates meant those buyers sitting on the sidelines pounced on the chance to buy. Our seasonal residents returned in full force and many are looking to purchase homes as well. New listings are up and so are pending sales. In fact, pending sales jumped 40% when compared with December 2022. Sold listings are trending down but that doesn't surprise me. Those are properties that went under contract between Thanksgiving and Christmas which we knew was a slow period for sales. The months of inventory has climbed to 4 but I expect to see that drop back to 3 when we get February 2023 numbers in.

Let's talk December 2022 sales stats!
The wild ride of the past couple years is making for some dramatic numbers in December. New listings are down 16% from November and down 17% year over year. Active Listing inventory has doubled from last year, an increase of 99% from the same month a year ago. Average Days on Market (ADOM) has increased month over month and by 95% from the same month last year. Put simply, the number of properties selling is declining but inventory is rapidly increasing.
The increase in inventory is encouraging for those thinking about buying. Having more options gives you more leverage and more control when it comes to negotiations. Now that we have entered high season, our seasonal visitors are here and looking for deals! I do expect sales numbers to trend upwards over the next few months. We traditionally see more sales January - April before things cool off around the beginning of summer.

If you've been waiting for the right moment to find yourself a deal, it might almost be here. Active listings are up significantly from November 2021 (by about 22,000) and new listings are trending down. Average days on market (ADOM) for a listing is now at 34 days which is up 70% from this time last year.
Those looking to finally snag themselves a deal will want to focus on two things: average sale price and months of inventory. We currently have 4 months of inventory on the market which is something we haven't seen in years. The average sale price is down 3%, and we haven't seen that number drop since 2020.

Let's talk September 2022 sales stats!
We are closing in our Sarasota's traditional listing season, and based on these numbers it's going to be interesting. Our local market continues it's cooling trend based, in part, on rising interest rates. September can also be one of the slower months of the year as families readjust to school schedules and seasonal residents have yet to return the area.
New listings and pending sales are down significantly down from both last month and this time last year. Currently active listings are up 60% from what they were in September 2021. That amount is directly correlated to the 3 months of inventory we currently have on the market.
What does this mean for you? If you're a buyer, it means that there is much more flexibility when it comes to making an offer than there was previously. Make sure to shop around for a competitive rate! If you're thinking about selling, you need to consider ways to have your property stand out from the competition. Sellers may also want to consider pricing under recent comps so they don't end up chasing the market down.

Let's Talk August 2022 Sales Stats!
Our local market is in full-on correction mode. Currently active listings are much higher when compared to both last month and this time last year. The average days on market (ADOM) has also increased by 25% from last month. Meanwhile, new to the market listings are trending down.
So what this means is more inventory is sitting for longer and potentially selling for less than asking price. For most of August (and now into September) I see more price decreases than new listings. New construction communities are starting to offer more lucrative buyer incentives which is another great indicator that things are shifting back towards a buyer's market.
This could be good news if you're considering buying property. Interest are currently on the higher side but with prices being adjusted you'll start seeing more buying power in your favor.
