Here are some of the most important highlights from the February 2023 Market Wide Data.

✅ The Federal Reserve raised its benchmark interest rate in February to 4.50% - 4.75%, its 8th rate hike since March of last year.
✅ Mortgage interest rates have dipped slightly from their peak last fall, leading to an 8.1% month-to-month increase in pending sales.
✅ Existing-home sales declined for the twelfth consecutive month.
✅ In the Albany region, new listings decreased 14.0%, pending sales were down 5.8%, and inventory levels fell 7.3%.
✅ Despite this, prices continued to gain traction, with the median sales price increasing 3.0% to $257,500 and days on the market down 12.4% to 44 days.
✅ Months supply of inventory was up 15.4% to 1.5 months.
