Congrats to my seller/buyers! When we found the *perfect* new home for them, we jumped in quickly with a strong offer. While we got the ball rolling on that, we launched the listing of their previous house with great photos and just the right price. With an accepted offer on their new home and multiple offers on their previous home, it was smooth sailing! Huge thanks to Laurie Webber of BHHS and of Compass for the excellent teamwork!

Inventory is slightly up, and the increase in median price wasn’t too bad! Swipe for last year’s year-over-year May comparison.

I often get calls from prospective buyers who feel a little overwhelmed about where to start, so hear the quick and dirty. Some of this may seem obvious, but each of these steps addresses some common questions and misconceptions I see…

1. Buyers are often surprised at what they qualify for- in both directions! Keep in mind though, you may qualify for more than you’d like to actually spend.

2. I also hear from buyers who think it’s better to go directly to the listing agent, or can only see listings from their agents brokerage. Having your own buyers agent is a benefit because you have an agent representing only you in the transaction, rather than both sides. Agents are also not limited to showing their brokerages listings.

3. Be open-minded and realistic about your must-haves. The inventory and your budget may mean you have to move a few things to the “nice to have” list. On the other hand, don’t waste too much time on properties that are too far off the mark for you.
