Each month about this time we look back at the previous month, analyze how pricing has behaved and report on how well our forecasting techniques performed. We also give a forecast for how pricing will move over the next month.
For the monthly period ending September 15, we are currently recording a sales $/SF of $282.95 averaged for all areas and types across the ARMLS database. This is down 0.5% from the $284.46 we now measure for August 15. Our forecast range mid-point was $281.09, so this month we slightly overestimated the price decrease that would occur between mid August and mid September. However it sits very comfortably within our 90% confidence range.
On September 15 the pending listings for all areas & types show an average list $/SF of $316.35, up a massive 2.8% from the reading for August 15. Among those pending listings we have 99.2% normal, 0.2% in REOs and 0.6% in pre-foreclosures. This is similar to the last 6 months, but with a slight decrease in distressed listings. We still have very few foreclosures appearing.
Our mid-point forecast for the average monthly sales $/SF on October 15 is $290.95, which is 2.8% above the September 15 reading. We have a 90% confidence that it will fall within ± 2% of this mid point, i.e. in the range $285.13 to $296.13.
We are at the end of the third quarter slump and despite very weak demand, we expect the usual seasonal pick-up in pricing thanks to the luxury market returning to full strength! -Cromford Report
