The sun really showed out during my walk with a friend at a couple days ago. The shine was so bright, I almost missed this beautiful shot.

As we transition into a darker and likely wetter season, I encourage you to take a moment to consider what home care and personal wellness look like for you.

When it comes to your home, think “winterizing”. Check for leaky windows, research the best thermostat temperature to prevent pipe freezing, locate and seal concrete cracks and consider having your gutters cleaned if you didn’t get around to it during previous months. For those of you planning to purchase a home in the next year, come up with a realistic and sustainable holiday budget that helps you stay on track with your down payment savings.

When it comes to personal wellness, consider whether your physical fitness routine needs changing up. Have you noticed that your circadian rhythm has changed and you need more or less sleep? How can you accommodate that change? Is it time to start taking vitamin D supplements? How will you ensure you have enough “you time” during the holidays? What indoor activities can you engage in that allow for play, rest, relaxation and community building?

It’s a lot to think about, yes. The good news is you don’t have to tackle all of this at once. Small steps add up to big changes. Take your time. Be intentional. Ask for help where needed. Down Payment vs. Earnest Money

What’s a Down Payment and how is is different from Earnest Money?

By definition, a Down Payment is 'the amount one pays for property in addition to the debt incurred.' Essentially, the bank provides a loan to purchase property and asks you to contribute a certain percentage in the form of a Down Payment. These funds are usually paid by the buyer 𝗮𝘁 𝗰𝗹𝗼𝘀𝗶𝗻𝗴.

Okay…so, what is Earnest Money? Earnest Money is a good faith deposit, made by the buyer, up front and typically within three business days of a mutually accepted Purchase and Sales Agreement or PSA. Think of earnest money as a demonstration to the seller that you're serious about purchasing their home.

𝙃𝙚𝙧𝙚'𝙨 𝙝𝙤𝙬 𝙩𝙝𝙚 𝙩𝙬𝙤 𝙖𝙧𝙚 𝙘𝙤𝙣𝙣𝙚𝙘𝙩𝙚𝙙:

Earnest Money is paid up front, after mutual acceptance and is an amount of your choosing. It is delivered to the Escrow Company, (not the lender) and 𝘪𝙨 𝙩𝙖𝙠𝙚𝙣 𝙛𝙧𝙤𝙢 𝙮𝙤𝙪𝙧 𝘋𝙤𝙬𝙣 𝘗𝙖𝙮𝙢𝙚𝙣𝙩, 𝙣𝙤𝙩 𝙥𝙖𝙞𝙙 𝙞𝙣 𝙖𝙙𝙙𝙞𝙩𝙞𝙤𝙣 𝙩𝙤 𝙞𝙩.

𝗜𝗻 𝗰𝗼𝗻𝗰𝗹𝘂𝘀𝗶𝗼𝗻:

Down Payment - a large lump sum, paid at closing to the lender.

Earnest money - a portion of the Down Payment delivered to escrow at the start of a transaction to be held on behalf of the buyer as a sign of good faith.

What happens during the "in between" phase of depositing earnest money and bringing your down payment to the closing table? Well that's a lesson for another day. 😉

Across the state of Washington, due to rising interest rates, we have seen an up tick in the amount of Days on Market for listings. We've gone from an average of 6 days in June 2022 to 8 days in July 2022, finally settling in at 14 average days on market in August 2022.

The increase in rate has also created an environment where sellers are more willing to pay closing costs and accept offers closer to or under the listing price, often times with all contingencies in place.

Though we are still technically in a seller's market due to low inventory, buyers have more leverage now than earlier this year. They are able to take their time vetting a home before making an offer, keep their contingencies in place and are experiencing less competition.

What's the difference between an appraisal and an inspection?

Simple: A home appraisal determines a home's value while a home inspection determines the home's condition.

You'll likely (time permitting) do a pre-inspection prior to writing an offer. This option allows a buyer to waive the inspection, creating a greater sense of security for a seller. You can also opt to have the home inspected after you're under contract. An appraisal is not completed until you are already under contract on a home and is a standard lender requirement. Lenders want to know that they property they're lending on is worth the risk.

With the recent slow down in sales and a slight increase in homes being listed, we are finally starting to see a much need turn in the Seattle and Eastside real estate markets. Is it time to re-evaluate your buying power? With mortgage rates on the rise, buyers need to re-think how much home they can purchase.

If you're in the market to buy and are already pre-approved, circle back to your lender to find out how the rise in rates impact your monthly mortgage payment. I highly suggest doing this if you've been pre-approved and looking for more than a couple of weeks (or even last week) and BEFORE you write your next offer. Any new figures will either confirm or adjust the price range you should be looking in moving forward.
