Yesterday, my wonderful clients on their first home purchase!🏡🎉 After searching for over 4 years from San Diego to the SF Bay Area and then to Seattle, I had the privilege of helping them finally end their home search.🥳 They came up for a little over a week in November for multiple marathon tours to explore all the different areas of Seattle and the burbs. Once they decided where they wanted to be, they flew up for two weekends back to back for more marathon tours in NW Seattle. When we found this house, we knew we’d have to be competitive to get it because it was essentially new construction on a great street. Last week my seller on the sale of the first home she owned! 🎉 To get this condo ready for the market, we painted, added closet doors, got a new water heater, cleaned, and staged the home. Next came figuring out the price. Since condos tend to move slower than single family homes, we decided on a strategy that allowed room for a price drop or to accept an offer less than list price while not being so high that it scared buyers off 📊 On day 8, after negotiating more favorable terms for my client, we accepted an offer $10k less than the list price 🤝 While the average days on market for condos in Seattle was 66(!!) for February, ours was only 8 🤩 Even though we closed for less than the list price, because of this marketing and pricing strategy, we closed quickly and she still got the highest price possible (sold for the highest price/sq ft of any unit with this floor plan in the complex) and she walked away with more money than expected 💰In this case, knowing the difference between the condo and single family home market was key to this success. Wow. It’s taken me a couple days to even attempt to put my feelings into words because… wow. Over the past few years I have met so many incredible women through real estate who became clients and/or who referred their loved ones to me. Everyone of them was so wonderful, generous, and strong in their own special way. For years I have been wanting to connect all these women and deepen my own connections with them but I could never quite get all the pieces to fall into place… until Wednesday. For International Women’s Day, I had the honor of hosting 22 of some of the most awe inspiring women for a Women’s Appreciation Dinner. I finally got to thank them all for supporting my business and me the way they deserved to be thanked. I had dreamt about this event for years but somehow this turned out even better than I could have imagined. The location, the staff, the food, the drinks, the music, the flowers, the conversations … all of it was absolutely magical. There were tears of joy (mostly on my part), connections being made, and laughter from every corner. I barely took any photos because the night was just too overwhelming in the best of ways. I don’t know how I got so lucky to have met all these women but this was a night I will remember forever ❤️

Last week, my clients on this beautiful new construction house in Edmonds!🎉This one was another extra special sale because they were the parents of one of my very first clients 🥰 In the span of about 3 weeks, I had met them, shown them at least a dozen homes, locked up the house they loved, and closed! On this house in particular, even though it had been on the market for a couple months, we still ended up competing against another buyer and won because of the relationship I had built with the listing agent even though our offer was lower. 💪🏻Sometimes these things take months (or even years) and sometimes they happen so fast you feel like your head is spinning 🤪 Everyone has their own timeline and I’m just here to help you get to your finish line 🏃🏼‍♀️🏆 🥳

I don’t know how I forgot to post this but about 2 weeks ago my wonderful client and new friend on her very own house! 🎉 Although we were not the highest offer, we beat out 3 others with some tactical positioning, communication, and great offer terms. Last Friday my wonderful sellers on their enchanting condo! 🏰🎉They had purchased it in 2019 for $790k and put nearly $200k of incredibly thoughtful upgrades into it. I was honestly worried that they wouldn’t get all their money back but with a smart marketing and pricing plan, we received 4 offers and sold for $1.2M! 🎇 The buyer was thrilled to get such a stunning historic home and the sellers were overwhelmed with happiness as this would lay an unexpectedly perfect foundation for their retirement. After working with these clients on four different transactions over the years, this is the final one I’ll be doing with them as they are moving out of the country. 🥺 They have become incredibly good friends so it’s bittersweet for me but I couldn’t be happier for them! 🥰

Last week our sellers on their Fremont home of 20+ years. This home (like many) had a few drawbacks with the outdated top floor and the 30+ stairs to the front door. However, with some excellent prep work and marketing we highlighted all the incredible positives and we received 6 offers on our review date selling for more than 13% over the list price! The buyers were so excited they snagged this gem and our sellers were happy to hand the keys over to the new owners who were already so clearly in love with the home.

Yesterday we on the sale this impeccable Beacon Hill house! 🎉 Our clients took excellent care of this house so, truth be told, we didn’t have to do much to make this one shine- just some staging, cleaning, and a good marketing and pricing strategy. These key things brought us 7 excellent offers that, with a little bit of negotiating, escalated the sales price nearly 13% over list. Last week we 🎉 on this insanely cute West Seattle bungalow with endless potential and a massive yard! This one was extra special because it was my third time helping my lifelong friend and her fiancé in a real estate transaction! Three weeks ago, as far as I knew, they were still trying to buy a house in Oregon. Then, the day before I left on a week long trip, they told me they’d found a house they wanted to offer on. Fast forward a couple days, I’m on the east coast and submitted our offer nearly certain we wouldn’t get the house (we hadn’t done a preinspection and we knew there were other offers). Then, to my surprise, the listing agent told me that they accepted our offer over an all cash, preinspected, $10k higher offer! 😮 Why? Because the agent loved our lender (shout out to !), the relationship I had built with her, and the story we had told her and the seller. Two weeks later and the house is theirs!! It just goes to show that two sayings are true- “Good things take time but great things happen all at once” and “If business is slow, go on vacation” 😂. Congratulations to my buyers/friends!! 🥰

JUST SOLD! 🎉🥳 Last week my sellers closed on this wonderful property in Kirkland. These sellers were past clients and my very first childhood friend 😊 Their home is in an excellent neighborhood and had been well loved for many years but needed a little TLC and my sellers were starting to grow a little tired. Every seller’s situation is different and I always work hard to find the best solution for my clients.
