Last week my seller on the sale of the first home she owned! 🎉 To get this condo ready for the market, we painted, added closet doors, got a new water heater, cleaned, and staged the home. Next came figuring out the price. Since condos tend to move slower than single family homes, we decided on a strategy that allowed room for a price drop or to accept an offer less than list price while not being so high that it scared buyers off 📊 On day 8, after negotiating more favorable terms for my client, we accepted an offer $10k less than the list price 🤝 While the average days on market for condos in Seattle was 66(!!) for February, ours was only 8 🤩 Even though we closed for less than the list price, because of this marketing and pricing strategy, we closed quickly and she still got the highest price possible (sold for the highest price/sq ft of any unit with this floor plan in the complex) and she walked away with more money than expected 💰In this case, knowing the difference between the condo and single family home market was key to this success. Wow. It’s taken me a couple days to even attempt to put my feelings into words because… wow. Over the past few years I have met so many incredible women through real estate who became clients and/or who referred their loved ones to me. Everyone of them was so wonderful, generous, and strong in their own special way. For International Women’s Day, I had the honor of hosting 22 of some of the most awe inspiring women for a Women’s Appreciation Dinner. I finally got to thank them all for supporting my business and me the way they deserved to be thanked. I had dreamt about this event for years but somehow this turned out even better than I could have imagined. The location, the staff, the food, the drinks, the music, the flowers, the conversations … all of it was absolutely magical. There were tears of joy (mostly on my part), connections being made, and laughter from every corner. I barely took any photos because the night was just too overwhelming in the best of ways. I don’t know how I got so lucky to have met all these women but this was a night I will remember forever ❤️

Last week we 🎉 on this insanely cute West Seattle bungalow with endless potential and a massive yard! This one was extra special because it was my third time helping my lifelong friend and her fiancé in a real estate transaction! Three weeks ago, as far as I knew, they were still trying to buy a house in Oregon. Then, the day before I left on a week long trip, they told me they’d found a house they wanted to offer on. Fast forward a couple days, I’m on the east coast and submitted our offer nearly certain we wouldn’t get the house (we hadn’t done a preinspection and we knew there were other offers). Then, to my surprise, the listing agent told me that they accepted our offer over an all cash, preinspected, $10k higher offer! 😮 Why? Because the agent loved our lender (shout out to !), the relationship I had built with her, and the story we had told her and the seller. Two weeks later and the house is theirs!! It just goes to show that two sayings are true- “Good things take time but great things happen all at once” and “If business is slow, go on vacation” 😂. Congratulations to my buyers/friends!! 🥰
