JULY MARKET STATS ARE OUT!

High mortgage interest rates continue to be a drag on home sales, discouraging both potential buyers facing high-rate mortgages and would-be sellers wanting to keep their low-rate mortgages. However, there are signs that the housing market is loosening up and that interest rates are declining and likely to decline even further in the coming months.

Here’s a little breakdown:
- Closed sales were up by 5.9% compared to the same month last year.
- There was 37.7% more homes listed than the previous year
- The median closed price was $650,000

CoreLogic Chief Economist Selma Hepp says the Pacific Northwest housing market is moving slowly toward normalization. “While increased inventory of homes on the market this spring offered potential home buyers more options, elevated mortgage rates put affordability at the forefront of housing market concerns,” Hepp said.

“Home prices did heat up again this spring in the Seattle metro area, putting the region among the strongest appreciating markets across the country. More inventory will slow pressure on home prices over time.”

FEBRUARY MARKET STATS ARE OUT!

The real estate market has remained slow in accordance with typical seasonal patterns, with expected increases in activity as winter transitions into spring. Interest rates have increased by a quarter percent over the past month to 6.94%, continuing to inhibit prospective buyers’ purchasing power as well as prospective sellers’ willingness to give up low-rate mortgages. For the Washington counties covered by NWMLS, February 2024 saw a nearly 2% decrease in closed sales transactions year-over-year, although median prices have continued to rise with a year-over-year increase of nearly 6%.
