I crunched the numbers for my sellers, and in the 4.5 years they owned this condo, they saw a total of 16.6% in appreciation. That’s HUGE for a Seattle condo owner post pandemic.

That’s 3.6% year over year. Outpacing the median sales price for 2 bedroom Queen Anne condos by .79%.

What made their investment so special? Their unit was top floor with STUNNING views of Puget Sound.

Condo investments can be tricky. And it’s important to shop for units that are a little more special than the rest.

In Seattle, condo pricing has remained rather flat since 2019 ⬇️

January 2019 - $499,000
January 2024 - $490,000

Current Condo Median Sales Price as of June 2024 - $494,000 📈

Condo prices depreciated by roughly 10% during the pandemic, and it has been a slow recovery since June 2020 (when condo pricing bottomed out).

Where is condo pricing heading in the future? It’s hard to say, but with the increased need for housing, condos are becoming more and more essential for the first time buyer.

Until rates drop significantly, I anticipate that condo pricing will remain flat. For now, it’s cheaper to rent for most folks.

We’re a little tired of all the headlines, and maybe you are, too?

If not, on March 15th, the National Association of Realtors (NAR) announced a settlement in a large class action lawsuit, Sitzer-Burnett vs. The National Association of Realtors.

In a nutshell, Sitzer-Burnett was filed in Missouri federal court by a group of home sellers in the state against NAR and other defendants (real estate brokerages), including Anywhere, Berkshire Hathaway HomeServices, Keller Williams, and RE/MAX. The plaintiffs declared, “Together, Defendants have conspired to require home sellers to pay the broker representing the buyer of their homes, and to pay an inflated amount, in violation of federal antitrust law and the Missouri Merchandising Practices Act (“MMPA”).”

While the settlement has not been filed in court yet, the terms of the settlement agreement that begins in mid-July 2024 include that NAR will:

🎯 Prohibit offers of compensation to the buyer’s broker on the MLS (although offers of cooperative compensation will still be able to occur outside of the MLS)

🎯 Require MLS participants working with buyers to enter into written representation agreements.

How does this lawsuit impact the real estate industry here in Seattle?

For now, it doesn’t.

THE BEST DAY TO BUY A HOUSE IN 2024 ⬇️

Spoiler alert: There isn’t one.

You’ve probably seen a post at one point or another saying “the best week to buy a house is ____” and you’re like, “great, that’s right now! Too late!”

But the truth is, every single buyer is different!

Think about it...let’s pretend there’s a day where inflation and mortgage rates and home prices all align just perfectly to give you the *best* possible deal on a house.

EVEN IF that happens, what are the chances the kind of home every single buyer is looking for is magically on the market!?

No chance!

Choosing *when* to buy a house is so much more complex than looking at a few numbers the Feds announce.

You have to look at your LIFE. What’s going on? Can you handle a move right now? Can you afford the house you really want, or is it best to keep saving? Are you trying to pay off debt to improve your credit score? Do your parents have health issues that you’re busy helping them navigate?

Y’all, there is NO perfect day to buy a house. There’s only a perfect-day-for-YOU!

Stop letting clickbait headlines make you feel like you’re behind or missing out.

If there’s one thing I’ve learned in the 6 years I’ve sold real estate, it’s when it really is the right time for you to buy a house, the right house will be there waiting for you.

…and by “Just” I mean back before Thanksgiving 🙃

I am so happy for my lovely clients who essentially had to toss me the keys as they moved out of town for their new jobs. Their housing in their new location came together a couple weeks faster than expected and we wanted to get this puppy listed ASAP with plenty of time before the holiday market slowdown. This condo got a deep clean, a complete paint job, new carpeting, a lighting/light bulb overhaul, some plumbing tinkering, and staging and photos within 2 weeks with just 4 days notice. I loved the rush of putting it together and I LOVED the result. So too did the market - we had above average showings and open house attendance and were pending just days later.

Congratulations to my amazing Sellers who trusted me and rolled with the hiccups (including an erroneous cloud on title, a property management error, and a ransomeware attack holding their proceeds in limbo longer than usual) with grace. -Sarah

It’s 2024! Happy New Year, everyone!

As the new year rolled around, so did big changes in real estate. We’ve broken it down for you, so you know what to expect. In a nutshell, Washington real estate agency law has changed for the first time since the 1990’s to provide more TRANSPARENCY to the consumer.

What does this mean? One big change you’ll see is that it is now required for a buyer’s agent to have a signed agency agreement in place to offer real estate services. The main goal of this change is for the consumer to have a clear understanding of how a buyer broker is compensated.

The Law of Agency Pamphlet has also been updated to simpler terms so that it can be more easily understood. (Again, transparency)!

We’re excited about these changes at Stoop & Gable because it gives us the opportunity to have clear conversations on topics like agency and compensation.
