🏡 Seattle-area home values are on the rise again after last year's first decline in over a decade. King County residential property values have increased by about 10% on average. Neighborhoods like Leschi (up 6%), Queen Anne and Capitol Hill (up 6.5%), Wedgwood (up 12%), and Laurelhurst (up nearly 14%) are seeing significant gains. For Seattle homeowners, this rebound offers a glimmer of stability after a few turbulent years.
🏢 However, the commercial real estate scene paints a different picture. Office spaces, particularly in downtown Seattle and the Eastside, continue to face high vacancies as remote work remains prevalent. This shift has led to significant drops in office property values, with downtown Seattle seeing some of the steepest declines.
💰 What do higher property values mean for next year’s tax bills? Though home values are rising, Washington counties use a “budget-based” property tax system. Assessors divide the total tax revenue needed among taxpayers based on property values, limiting annual revenue increases to 1% plus new construction value, unless voters approve more. Property owners, including older people and those with disabilities, may qualify for tax discounts and can appeal assessed values.

The June 2024 housing market data from NWMLS is in, so let's unpack it together:
📈 Active Listings: We saw a 35.7% increase in properties listed for sale, totaling 14,393 active listings at the end of June 2024. Douglas, Pierce, and Clark counties led the charge with the highest increases.
🏡 New Listings: 9,984 new listings were added in June 2024, marking a 5.3% increase compared to last year. Walla Walla and Adams counties saw the most significant jumps.
🔄 Pending Sales: The total number of residential units and condos under contract slightly decreased by 1.4%, with 7,650 pending sales.
✅ Closed Sales: Closed sales transactions dipped by 3.14%, but Kittitas and Clark counties experienced notable increases.
📊 Months of Inventory: We’re at 2.17 months of inventory, indicating a seller’s market. Snohomish and Thurston counties have the lowest months of inventory.
💰 Median Price: The median price for homes sold in June 2024 was $650,000, a 4% increase from last year. San Juan and King counties had the highest median prices.

📈 The latest S&P/Case-Shiller report for February 2024 shows US home prices are rising at an accelerated pace. This trend continued into March and April, and more buyers are adopting the "buy then refi" strategy we've been discussing.
The real estate market now has shifted, with challenges like low inventory, locked-in sellers, and high replacement costs. Many predict that pent-up demand will spike after the US presidential election, once there’s more clarity on policies affecting housing and migration. Only time will tell!
In Washington state, a key factor is the potential repeal of the WA State Capital Gains Tax, which is on the ballot. What will happen if that drops off, and wealthy tech stockholders have 7% more equity to play with? I'll be curious to see how this plays out.
In King, Snohomish, Pierce, and Kitsap Counties, we're seeing only 1.3 months of supply and an average price per square foot rising over 1% per month. This appreciation can help offset the higher mortgage interest rates. Don't let FOMI (fear of mortgage interest) give you FOMO (fear of missing out)!
