There are no big surprises here - our holiday market took “a long winter’s nap.” The Great Rebalancing Act by the Federal Reserve certainly slowed down our market. But it is reminiscent of our average pre-pandemic trends rather than a drastic housing crisis. And with only a trickle of new listings that came on board, we kicked off 2024 in favor of sellers.

However, with interest rates dropping into the lower 6s, some savvy buyers got deals done with highly motivated sellers. And if interest rates remain in the 6s, we could see activity pick up after the Super Bowl, and a surge of listings come March. So now is a great time to prepare! With the holidays approaching, we experienced the typical slowdown in activity last month. But even still, our market remains strong:

Inventory: True to the season, some sellers pulled their homes off the market for the holidays (we had about 250 fewer homes at the end of November compared to October).

Days On The Market: This was a curve ball - properties stayed on the market two days less than the previous month.

Sales Price: Another surprise - our sales pricing jumped by almost $50,000 from November to October. Buyers were motivated to make a move.

Buyers, you CAN be under contract with a new home before 2024. The lower interest rate and motivated sellers on the market means you can negotiate a better deal and negotiate to move after the new year.

Sellers, now is the time to start strategizing your 2024 home sale.
