Sold - Tonight I gave my clients the keys 🔑 to their new West Seattle home and this was the view! Double wow as Luke would say! West Seattle never ceases to amaze me. So many beautiful views! Selling to an investor vs an owner occupied buyer can cost the seller 5% more tax, good to know!

By now you've probably read about the NAR Settlement. https://www.nbcnews.com/business/real-estate/national-association-realtors-approves-418-million-settlement-rcna143577 . I don't know that anybody really knows how this will play out. To some extent, we're ahead of the game in Washington. We're using buyer agency agreements and our mls is separate from NAR. Sellers have always had a choice on compensation, though perhaps not always transparent. I don't think it will impact me too much. Change is inevitable and I believe there is always enough work for people that can think outside the box and adapt. I believe strongly that buyers benefit from representation with one of the biggest transactions they'll ever make. In a world where home prices and interest rates are high, I don't want buyers to take on compensation/commission fees. I'm in favor of a new model, that still leans more heavily on seller paid compensation. What do you think?

Whenever I sell a home, it’s good for the seller to be out of town when we go live to allow as many people through as possible without having to coordinate showings. We always encourage seller to remove any valuables from the home during that time. After many months of hard work getting the home ready, the seller deserved some R&R and traveled to Mexico. While she was soaking in some rays, we put the finishing touches on the home and finalized cleaning, staging and photography. A few days later we went on the market. With 38 showings and 4 offers in 4 days, we are now pending! She’s home now and has the next hurdle of packing! From sun to sold!
