Closing costs are fees and expenses incurred during the closing of a real estate transaction. These costs, like lender fees, title fees, and attorney fees, are typically paid by the buyer but can also be negotiated to be paid by the seller. Pre-paids are expenses that are paid in advance at the time of closing to cover certain ongoing costs related to homeownership. These expenses, like property taxes or homeowners insurance, are typically prorated and paid upfront to ensure there are sufficient funds for these expenses.

Comfort is key when it comes to open house or home tour preparation this time of year! There is no need to overheat your home, but it helps to keep your house at a comfortable temperature during a home viewing. Take this time to show potential buyers just how cozy your home can be.
1. Pricing too high - the key to getting the best price and terms for your property is to price accurately.
2. Not prepping your home to sell - you will net the most money by preparing and staging your home to showcase it in the best possible light.
3. Hiring the wrong agent - who you work with matters! Hiring an agent that has your best interests in mind should be a top priority of your journey
This question is is often a source of confusion when buying a home. Let's clear it up once and for all! Some people use the terms interchangeably, but there are important differences that every homebuyer should understand. If you’re getting ready to start the home buying journey, you should consider getting pre-qualified to get an idea of what you can afford.
The practice of seller financing goes by many names, including purchase-money mortgages and owner financing. But in its simplest terms, it describes a form of real estate lending transaction in which a property owner also serves as a mortgage lender. This unique situation in the home selling process eliminates the need for a financial institution to handle financing agreements and negotiations. While seller financing effectively sees a seller provide a buyer with direct financing, it comes with pros and cons attached, as does any nontraditional mortgage option. it’s important to do your research and consult with a qualified professional before entering into a seller financing agreement.

One of the biggest benefits of buying a home is making an investment and building equity. When you buy a home, you are building equity over time. As you make mortgage payments, you accumulate ownership in the property, which can be a valuable asset. Over time, your home may appreciate in value, allowing you to potentially sell it for a profit.
Many different factors can shape a home's value, so there isn't often one standard formula for determining what a property is worth. Still, there are a few variables that tend to affect home values the most. Local real estate trends play a big role, as well as the housing market at large.
A home inspection examines a property's safety and current condition. A buyer typically arranges and pays for a home inspection and depending on the findings may choose to move on to closing, renegotiate the sale price, request repairs, or back out of the deal. A home inspection is not the same as a home appraisal, which is required by a lender to determine the value of a property for which a buyer is seeking a mortgage.

Choosing to buy or rent a home is a big decision. For a lot of people, owning a home is worth it because it gives a sense of security and stability that renting won’t always bring. If you are on the fence debating whether it’s best to buy or rent your next house, read on. Below are some of the major reasons why buying a home might be better than renting for you.
Curb appeal refers to how attractive a home appears when a potential buyer walks or drives by, or looks at your home online. This includes exterior elements such as the landscaping, roof, front door and driveway. If you don’t take care of your home’s curb appeal, you could miss out on potential buyers.
When you’re buying a house and you’re nearly at the finish line, you’ll get to do a final walkthrough of your property before closing day. The final walkthrough is your chance to make sure everything is in order and that your new home is ready for you. Let’s take a closer look at what you might want to do during the final walkthrough.
-Check all the lights to make sure there are no electrical issues.
-Check all doors & windows to make sure they open, close, and lock properly.
-Test the HVAC system.

A lock period offers the borrower peace of mind when it comes to protection from rising interest rates while the lender processes the loan application. Processing times vary by jurisdiction, but the length of the lock should roughly mirror local average approval periods.
