I recently had the great opportunity to partner with Rob Olson and the wonderful crew at We Are Resolute FIT for a Burpee Challenge for the Simsbury ABC Program. My fellow gym peeps did over 20,000 burpees and raised over $4,000!!! Thank you to ALL who participated 💪🏻

Members of https://www.facebook.com/WeAreResoluteFIT took part in a fundraiser, from December 1-14, to benefit Simsbury ABC.

Each social media check-in earned $1, and every burpee performed after a class, personal training, or nutrition coaching session earned 10 cents from ResoluteFIT and was matched with 10 cents from the Matt Lloyd Realty Team https://www.facebook.com/MattLloydRealtor/.

In the two weeks, members increased their own health and fitness, established deeper camaraderie with each other and the community, and with over 20,000 burpees completed! They raised $4,196 for an incredible cause!

Hello all,

As we enter into another week of "the new normal" I wanted to give you an update on our local market stats.

Temporarily off the market and Withdrawn Properties:

The market has seen a decrease in sellers who are taking their homes off the market from 71 homes for the week of the 15th down to 55 homes for the week of the 22nd. This isn't a huge drop however it is still pretty significant to the amount of available homes that buyers are looking for.

New to the market and homes that have accepted a contract (SHOW status):

The market is showing a little bit of a slow down from the previous week. There were 318 new homes and pending sales last week compared to 359 the week before. This could be due to the mortgage rates that were pretty wild over the last few weeks.

Mortgage rates:

I asked our team lender Brian Taylor for his thoughts on what rates are doing and what the last few weeks have looked like. Here is what he shared with me. "Rates are very volatile. 30yr fixed has been between 3.375% to 4.5% over the past 2 weeks. Currently around 3.5% for a client with great credit. FHA rates are also very high, around 4% for good credit. However, most lenders only offer up to about 3.75% which means points will have to be paid. This is due to "less skin in the game" (buyers not putting as much money towards the down payment) and lower average credit scores along with lenders fearing high unemployment. Lenders have also temporarily increased minimum credit scores needed for FHA style loans. We think rates will drop again - across the board, but not sure when. Patience is our key word." Essential Workers:

Going into the quarantine, I was unsure as to who would still be able to work within the real estate profession. Realtors count on many people to assist their clients through the buying and selling process and thankfully our profession did receive some good news that appraisers and home inspectors will be able to work during these challenging times.

Coronavirus Aid, Relief and Economic Securities Act (CARES Act) & SBA Disaster Loan:

If you are a small business owner like me, I was thankful to see that the government was able to put together a plan to help with these uncertain times. Many small business owners are not aware of the help that is out there. Because CT is considered to be a "Disaster State" small business owners are eligible to apply for a loan. 10 Things To Do While You're Social Distancing 03/22/2020

Hello all,

It's safe to say that we are all in uncharted waters... and with that being said, I wanted to share some info with you about our local real estate market.

Mortgage Rates - You may have seen that rates have been historically low over the last month and within the last few weeks have jumped back up into the 4's% range... what that translates to for the buyers currently shopping for their new homes is that their buying power is less. The higher the rate, the higher the mortgage payment.

Market Activity - I've been watching this very closely as I consider our MLS the best source to get an accurate pulse on the local market. Since March 8th the amount of homes that were for sale that have switched to taking themselves off the market (also known as TEMP or WITHDRAWN status) has increased from 33 for the week of the 8th in Hartford County to 77, a 43% jump... and I expect more to come for this week. Interestingly enough, there are still sellers who are going on the market and buyers who are buying! In the last 2 weeks we have seen 398 new listings and 469 listings go under contract. What does all of this mean... great question! Some sellers are choosing to wait this pandemic out while others are still riding the "Spring Market" wave. Is there a right or wrong choice... honestly, no. My thoughts and the foundation of my business is this, whatever is in the best interest of the client is what I think they should do.

What I am hearing at this point is that the State will consider Realtors to be "essential workers" and that will allow buyers and sellers to continue to keep the momentum going in today's market. Obviously things can change at a moments notice and with all the information out there, good and bad, true and false, I wanted to reach out to you with an update on our local market.

1. Looking in only Granby, at least a 4 bedroom home with at least 2400 square feet priced up to $350,000.

2. Looking only in West Hartford, an updated home with at least 3 bedrooms priced between $400,000 to $600,000.

3. Looking in Simsbury, Granby, East Granby, Barkhamsted or New Hartford areas, less than 2,000 square feet with charm and character (something unique) priced under $350,000.

4. Looking in the Farmington Valley area, specifically with an oversized garage priced under $350,000.
