If you’re selling a property that’s currently rented, please keep in mind that the buyer will need to occupy the property within 60 days if it’s an owner occupied purchase/loan!

If the current tenant does not move within the 60 days due to a prior lease that can’t be broken or amended, the lender will deny the owner occupied loan 😖.

Mortgage Insurance: FHA versus Conventional

FHA loans require you to have mortgage insurance, regardless of your down payment amount. Conventional loans only require mortgage insurance if your down payment is less than 20%. BUT...

That doesn't mean one loan type is better than the other. The truth is, it really depends on the borrower and the transaction - there's no such thing as "one size fits all" when it comes to mortgages.
