Just a reminder to homeowners with a primary residence in Broward County that, if you do not already have a Homestead Exemption, you have until March 1st to flle for a Homestead Exemption with the Broward County Property Appraisers office. This may lower the property taxes that are due on your home every year. You only need to register for this once and each year the exemption will automatically renew! On October 3, 2015 new changes went into effect for residential real estate transactions. Most residential transactions involving a mortgage will now use new disclosure forms created by the Consumer Financial Protection Bureau (CFPB). When consumers apply for a loan they will receive a new form called the “Loan Estimate” and the “Closing Disclosure” will be used at closing instead of the HUD-1 form.
The Truth-in-Lending Act/RESPA Integrated Disclosure (TRID) rules create timing requirements for lenders’ delivery of the new disclosure documents to consumers. Transactions may be delayed if certain changes occur near the transaction closing. Lenders must deliver the Closing Disclosure to buyers at least three business days before closing. Many last-minute changes will require a revised Closing Disclosure and certain changes will require another three-business-day waiting period prior to closing.
Communication with the lender, the title company, the parties and other providers will be key.
