It’s been over a month now of renovating my first house and she’s finally starting to take shape. Being back in Vancouver has been nostalgic to say the least, and I can’t help but think about everything this house has done for me. This is single-handedly the best decision I have ever made. Many people tried convincing me that buying a house at such a young age was too risky. “What if you can’t afford it?” “What if something goes wrong?” Those are the same people who still haven’t bought a house because it’s “not a good time to buy, it’s too risky” I’m here to tell you that you absolutely can do it. Your first home may not be your forever home, and it may come with green siding and a purple front door; but it’s a start. Quit scaring yourself out of it. Go talk to your favorite realtor. You got this!

I’ve had the opportunity of touring some incredible homes here in Spokane, but I’d say this view alone takes the cake. This is the view from a second floor deck of a home located in Indian Trails, which was also incredible, but nothing beats this view. More fantastic tours and open houses coming up this week. I can’t wait!!!

I always do open houses where sellers
have the cutest taste. People coming through ask who did the staging, but it’s just their regular furniture. If you’re prepping to sell, here are a few ideas to help get the house ready and looking great for potential buyers.

1️⃣ Declutter!!! This one is huge. Start by getting rid of the things you don’t want to take with you. Then pack up other items you don’t see yourself needing in the next couple weeks. Store out of the way of main living
areas, such as in a closet, basement, garage, etc. This makes it easier from prospective buyers to visualize
the space as their own.
2️⃣ Remove or hide personal belongings. Firearms/valuables should be kept in a safe, or with you, and not left in the house. Other personal belongings should be stored out of sight. Often times you will see closets and cupboards with personal belongings in them, but try to not have anything lying out in the open.
3️⃣ Clean!!! At the very least have it “broom swept” clean, but as clean as you can get it. Nothing more off-putting than seeing a shower full of body hair while touring a home. And yes I have actually seen this while touring a home.
4️⃣ Groom the yard. This includes mowing the grass, trimming trees, picking up trash, etc. Not only is this
more aesthetically appealing to a buyer, but they won’t be thinking about all the work they’re going to have to put into the yard.
5️⃣ On the day of showings; be sure the house is a comfortable temperature, smells good, lights are left on, and open all curtains and doors aside from closet & garage doors.
6️⃣ On the day of showings; remove all pets, household members, and yourself. Buyers do not feel comfortable looking through a house when sellers are present. Be sure to give a window of time before and after the showings so that you do not accidentally cross paths with prospective buyers. The weekend of
showings is a great time to book a mini vacation somewhere nearby if at all possible.

I know quite a few people, mainly first-time home buyers, who are on the fence with whether they want to purchase a home now or wait to see if the market “crashes.” Rates have been increasing recently and it is expected for them to continue rising this year, so I wanted to show just how much they can affect your monthly mortgage payment. Keep in mind these are a rough estimation of what a monthly mortgage payment could look like, but there are many factors that play a role in this that will influence the payment amount. This estimation includes fees associated with having a mortgage loan, as well as mortgage insurance, home owner’s insurance, and taxes. These vary widely depending on the lender, type of loan, and the house. Contact a mortgage broker for a more accurate estimation of what your mortgage payment will actually be. For the first column this is what you could expect to pay with the interest rates as they are right now (depending on loan type,) the second column shows what a less expensive house would be with the anticipated rate increase. As you can see, even though the house is $50,000 less it only saves roughly $100 a month. Now for the same priced house with the rate increase we are expected to have you are looking at a monthly mortgage payment that is almost $200 more each month. Factor in the expected market value increase and interest rate, and now you are looking at approximately $300 more. Not only does this affect how much you can expect to pay each month, but it will also affect the amount you are able to get qualified for. Reach out if you or anyone you know has further questions. Spokane Market Report is in for 2021. Sales prices are up and inventory is down from the previous year. So what is expected for 2022? Inventory is anticipated to stay low, which will continue to drive the average market price up but likely at a slower rate. Every source I’ve read predicts an increase of closer to 7-10% rather than 23%. Interest rates are also expected to rise which will increase monthly payment amounts, so if you’re planning to buy this year I suggest not waiting.

I recently reached a new milestone in my nursing career. I have been working as a med/surg nurse for over a year now, and completed the nurse residency program at Kootenai Health. I am often asked how I manage to do real estate and nursing at the same time. To me it seems simple, but as all nurses know we are masters of time management and prioritization. This last year has been a wild and crazy ride; from moving hours from home, to starting two new careers. I am so lucky to have such an amazing support system and team at Windermere City Group. I can’t wait for what the new year has in store.

Had the absolute pleasure of hosting an open house at this darling little early 1900s craftsman. It had the most amazing space upstairs complete with primary bedroom, work space, and painted floors. Open houses are a great way for new agents to showcase their real estate knowledge and possibly even connect with a few new clients along the way. I’ve had people ask if open houses are still being held these days. This cute little house generated a lot of interest and showed open houses are still a great way of getting clients through the door and increasing traffic at a property. Can’t wait for the next one!!

I can’t get enough of the stonework in this town!! If you’ve driven down Evergreen in Spokane Valley you’ve likely come across this little stone castle at Vera Water and Power. This pump house was hand built in 1906 and amazingly in still in use today.

Spokane has so many great little hidden gems. A friend showed me this spot and it’s one of my favorites. The stone buildings and view are just incredible. The more parks and amazing restaurants I discover in this area the more I fall in love with it here.
