We helped Mr. Koster purchase this little home earlier this week and it had everything he wanted and needed.

In January of this year I had the Lowe family reach out to me to help them purchase their first home. Since one of them didn't have any kind of credit or bills in their name we had to develop a game plan to have him populate a credit score. So after he opened a secured credit card and had a family member add him as an authorized user he popped a very good credit score as of April 1st! With their preapproval letter in hand, they started their hunt for the perfect home!

Then with Ginnett's help at Sturdy Real Estate they were able to buy this modular home (not a manufactured, there is a difference and a story for another time), get their closing costs paid for, and come to closing with no money out of their pocket! Win, Win, Win, Win, Win!

If you're renting AND paying your landlord with cash, you're setting yourself up for possible huge problems. Pay them with a check, ask for a receipt, OR pay them with some form of online payment that can show they received the money.

If you pay with cash, not only can the landlord claim that you didn't make the payments to them with cash, but we as lenders don't have proof of when that payment was made, which can affect your qualification process.

This also goes the same with being a landlord. Don't accept cash, always give a receipt, and make sure you have proof of when you received their payment in case the tenant says they paid you and they never did.

Ask me how I know this, lol.

I love helping self employed and small business owners!

I just had an eye-opening conversation with a client that owns his own business. He's been self-employed for a solid 10 years, navigating the world of tax deductions as a 1099 contractor. But here's the kicker: despite all his savvy deductions, when we crunched the numbers for his qualifying income, it came out to about 60% less than what was on his tax return.

Can you believe it? They went from budgeting for a comfortable $2,000/month house payment to realizing they only qualified for less than $1,200. All because of how their accountant handled their taxes and how the government decides on how we as lenders get to calculate your income.

I did even mention that we can do a different type of loan that allows us to only look at bank statements and his 1099 to prove his income but he didn't have enough money saved up for the required down payment.

So, my friend, it's clear: the way your taxes are done can make a world of difference when it comes to buying a home. That's why it's crucial to strategize with your accountant, plan for the future, and set yourself up for homeownership success.

Do you actually need NAR?

What if you were able to help manage the sale of real estate for your clients without some entity telling what is wrong and right?

You're already self employed so I say you handle it like any other business that isn't regulated! Set your prices according to the value YOU bring to YOUR clients and let capitalism run its course!

Once you get that done, can you help me do that on the home loan lending side of things lol?

As the tax deadline looms, it's crucial to keep a few things in mind if you owe Uncle Sam AND are thinking of buying a home. Realtors, if your client is self employed, make sure their Loan Officer is making sure of all of this as well!

If you're eyeing a conventional loan, ensure you're on an installment agreement with the IRS and stay current on payments. Missing this step could mean making a full payment of IRS taxes due before closing.

For FHA loans, borrowers with delinquent Federal Tax Debt are usually ineligible, unless they have a documented repayment agreement with the IRS. Don't forget to include documentation from the IRS proving the repayment agreement and verification of timely payments.

With USDA loans, make sure you've made at least three timely consecutive payments on each active repayment plan. You also can't make three payments at once and have this count.

Same thing for VA loans, if you're currently delinquent or in default on any debt to the Federal Government, make sure you don't have any outstanding IRS debt and get on a payment plan if you have any.

Missing these steps could lead to delays or even denial of your loan application. Keep these guidelines in mind to avoid potential roadblocks in your homebuying journey.
