STEP 1: Here's the thing: The goal is to create the vision of a lifestyle that's desirable to the buyers.
Your home should appear clean and cozy while still having that โlived inโ feel.
Following these tips helps buyers imagine it as the place for them!
The First Impression: Add a Welcome mat and seasonal flowers or accents. *Spruce stems in planters or aluminum buckets are pretty for Winter
Comfort Items - Throw pillows and blankets, candles, a plate of fresh cookies, area rugs. All things cozy! Take inventory of what you might need to shop for!
The Back Yard - Stage a seating area. This is another great place to add those comfort items, especially with the high percentage of buyers who are looking for a great outdoor space!
The Bathroom - The bathroom is an easy place to add a luxurious feel. Hang white towels, set out a decorative soap bottle, and a small plant for a touch of elegance.
Dining Spaces - Set the table! Like I said, your house should feel โlived inโ. Set the table with chargers, plates, and napkins. Buyers will imagine themselves sitting down here for a nice, home-cooked meal. Plus it doubles as decor! *Don't forget flowers!
STEP 2. Social Media - Soon, weโll take professional photos to show off what makes the home unique. Your staging upgrades will help show off the lifestyle desirable to the buyer.
3. MLS Description - Another important piece of our marketing strategy is the MLS description. Weโll work together to review the best features of your house. Maybe itโs the upgraded kitchen, proximity to schools, shops, or restaurants, or the boujee backyard. Consider this the meat and potatoes of the listing. It puts words to the uniqueness of your home. Which, combined with those professional photos make your listing really stand out.

Donโt get me wrong, I want to make this process as smooth as possible for you. But before you buy, there are some unwritten rules you should know about that keep everyone safe (and un-spooked)!
1. Get pre-approved before looking at homes
This is important first and foremost so that you know what you can comfortably afford. It also protects the sellers who's houses we are touring because you are qualified and not wasting their time. Lastly, it provides me with documentation of who you are and that youโre serious.
2. Stick with ONE Agent
Realtors abide by a code of ethics that prevents us from interfering with another agentโs transaction. That means, until you've committed to working exclusively with one agent, there are things we can't do when it comes to giving you advice. Itโs in your best interest to find an agent you trust and hire them as your buyerโs agent.
3. Remove your emotions from negotiations
Negotiations throughout the process can sometimes spark your emotions. Maybe the sellers won't budge on something you ask them to do. Maybe you're struggling to come to an agreement on price. Whatever it is, try to keep your cool. Let your agent handle the negotiations for you and know that the ultimate goal is for both parties to be satisfied with the outcome.

BEWARE OF: Buyer Math - 35% of homeowners would rather move to another home than remodel their current home. Buyers are looking for move in ready, they donโt want to have to do more work when theyโre buying a house. If you avoid necessary repairs before listing your house, youโll turn off a portion of buyers. Even offering a credit for the repairs is still a turn off for buyers. In the end itโs better to do the repairs before you list your house.
BEWARE OF: Overpricing - comps not matching up to neighborhood, what does the data show?
BEWARE OF: Empty Rooms - This might seem strange, but an empty room can kill a sale. When a room is empty, all of its imperfections stand out and it leaves buyers wondering, โWhat would we use this space for?โ A simple solution: stage the empty room! It can be as simple as adding an area rug, chairs, a small table, and a lamp.

1. Meet with a lender
Have them pull your credit scores and talk you through it. If there are any discrepancies, report them to the credit reporting agencies and allow 30-45 days to investigate.
2. Make your payments on time
On-time payment habits are a major calculation when it comes to your credit score. Get in the habit of making your payments on time to give your score a boost.
3. No big purchases
You might be tempted to buy a new car to fill the extra garage stall, or buy all new furniture to fill up the new house. But, you should wait! Financing big ticket purchases like these impact your credit and could delay your home buying plans.
4 Keep your debt/income ratio low. Pay down your debt. High credit utilization like outstanding credit card bills, student loan debt, etc. have an impact on your credit score.

Everywhere you go, you'll probably talk to someone who's cousin, brother, spouse, uncle, or friend is in real estate.
Here's the truth though, every single one of them will provide a totally unique experience.
Whether it's in how they communicate, how they negotiate, how they navigate a transaction or how they educate you on the market. How they strategically market their listings, how they help make your home look it's best through staging, professional photography, or maybe not... there are so many moving parts that make up the experience you'll have throughout the buying or selling process that you don't always think about.
What I can tell you for sure is that none of them will give the exact experience I provide. Maybe that's not for you and that's totally okay. I strive to use this platform to show up as my authentic self so that you can get a peek behind the curtain and see what it's like to work with me. So you can decide (well before you need a REALTOR) if I'm the right fit or not.

Letโs be glad weโre not buying houses in the 80โs, am I right? But letโs do some quick math to see how the mortgage rate actually affects your purchasing power as a buyer:โฃ

For this exercise, letโs say youโre buying a house for $350,000 in 2020, youโre putting down 5% and you lock in the average rate of 3.21%. With these calculations using my mortgage calculator, your monthly mortgage (not including taxes or homeownerโs insurance) would come out to be $1439.78/month.โฃ
โฃ
Now letโs say you decide to wait to buy and the rate jumps up 1% by the time you are ready. That $350,000 house with 5% down and an interest rate of 4.21% would come out to be: $1627.93 / month. A rate increase of just 1% would increase your mortgage by $188 / month.โฃ
โฃ
And letโs not even talk about what that increase would be if we went back to the average rates of the 1980s! The moral of the story is, when youโre trying to decide if now is the right time to buy and take advantage of the current rates โ itโs easier to make a decision when you break it down into realistic numbers, like what your monthly mortgage payment would be. To sum it all up, the more that mortgage rates increase, the less purchasing power you ultimately have. So your budget of $350,000 could potentially decrease depending on where mortgage rates are headed (or your payment goes up even if you can afford the difference)! While rates arenโt being projected to go up anytime soon, itโs good to have a handle on whatโs happening in the market so that you can make smart real estate decisions.
