U.S. home prices are cooling! ❄️

Sources report that the median existing-home price for all housing types nationwide was $388,800 in April—down 1.7% from last year. That’s the biggest drop since January 2012!

But, of course, regional markets vary greatly across the United States. In the Northeast, for instance, competition remains fierce. Even if the numbers are on your side, the hunt for fresh listings rages on!

A recent report from Multifamily Insiders explores some of the latest renting stats, as well as the top resident experiences trending this year.

Do you know about USDA loans? 🏠

Being able to purchase a home with no money down and at the lowest interest rate possible—well, that’s a buyer’s dream scenario! And it’s exactly what a USDA loan offers low to moderate income borrowers.

Guaranteed by the U.S. Department of Agriculture, USDA loans are designed for rural and suburban homebuyers in the low-to-moderate income range. These mortgage holders also save by not having to pay private mortgage insurance (PMI). 

Sounds amazing—but it’s not exactly simple. 

In order to qualify for a USDA loan (through a partner lender), borrowers must meet a number of eligibility requirements. For instance, income limits vary by household size and where the home is located. The property must be an owner-occupied primary residence in an approved area, among other stipulations. Borrowers are also subject to a small annual fee. 

To find out if you (and the property you’re interested in) qualify, it’s best to work with an experienced loan officer to walk you through the process. ⛰️

Do you know what a mortgage is?

Shockingly, over half of respondents did not know the definition of the term! Only 49% of people chose the correct answer, despite many of them being homeowners and others looking to buy in the next 3 to 5 years.

In addition, 18% of respondents had no idea how much a down payment should be.

So, why does it matter?

Even when people think they are knowledgeable about the housing market, many basic aspects of the industry are still a complex mystery. It’s not about shaming homebuyers but advocating for their best interests knowing mortgages can be downright stupefying.
