I was recently asked about VA assumptions. Did you know you don’t have to be a veteran to assume a VA loan? This is a great opportunity since there are a ton of VA loans out there with rates in the threes and even the two percent range! If you don’t have enough down payment to make up the difference between the VA loan and the purchase price, you may be able to use secondary financing.

I love the puzzle solving aspect of being a loan officer...don't get me wrong, an easy clean file is great, but I love the challenge and satisfaction involved with overcoming an obstacle for the client!

Just got good news from Department of Housing and Urban Development about FHA Mortgage Insurance...!

Today UWM announced they offer one time close construction loans…as great as that is, it’s even more exciting that they’ll finance 1-4 unit non-owner occupied builds! This is a huge opportunity!!!

Submitted the file last night...first thing this morning full underwritten approval. Buyer's closing date per contract is 2/23...but we will be clear to close once the appraisal comes in.

Believe it or not, the ability to shop multiple lenders for best rate isn't the best part about using a broker...although it is admittedly pretty great. Recently a client came to me with a very unusual self-employment income situation that in all my years in the business I'd never seen. I ran the documentation by underwriters at three different lenders before finding one who understood the income and was willing to accept it. Had I been a direct lender I'd have had to turn the client away. As a broker I have lots of options to help my clients with special needs.

I still can't believe how low the rates are for VA Streamline refinance. I just priced one out for a borrower at 2.250 with an APR of 2.266...his monthly payment went down by $600! If you have a VA loan, message me and I'm happy to run the numbers for you to see how you could benefit

Someone asked me today if a non-owner occupied property is eligible to refinance...the answer is YES! I'd be happy to help landlords refinance their rental properties.
