It's Florida, the middle of August, and I'm helping one of my Real Estate partners at an open house. I showed up at about 10:00 a.m., and then between 10:00 and 11:00 a.m. I put out signs, and after putting out my 40 ugly yellow signs and my free foreclosure list signs, I came back to sit out front in the open underneath my tent with my fan.

Now it's "Florida hot" today which means the temperature is about 99Β° but the humidity raises the heat index to 105Β°. I am sweating like a dog but every time I see somebody I'm smiling coming out from underneath the tent. Waving & talking to them. Chit-chatting with them as I'm walking them up to the house getting their names and their information and then handing them off to my real estate agent.

I actually memorized the flyer so I say "This three bedroom two bath with 1600 square feet has a two-car garage. Just had the AC replaced 2 years ago and the roofs brand new..." It's just a script I start with that way they know I know a little bit about the house.

It's a good day, and I mean a really good day. We must have had 20 plus people show up and 40 plus drive-bys that I tried to wave in coming out from underneath that tent. Some people think I'm crazy. Other people know I'm passionate about what I do.

Saying that the open house starts coming to a close, an older couple walks up to me and the lady breaks off from her husband and gets ready to hug me πŸ˜³πŸ˜…β€ΌοΈ Not knowing who she is, I said "Now wait a minute... I'm really hot and sticky and you're not going to want to do that." She goes. Oh yes I am! She gives me this great big hug and she goes "By the way, we're the sellers of this house! And we've been watching you from that fisheye ring camera all day long trying to sell our house." To which she points up in the upper left hand corner and it just so happens that my tent is perfectly positioned underneath this camera.

I laughed, almost embarrassed, and I said let me guess it picks up audio and video right? She goes absolutely! To which she commented, You're a pretty dang good salesman! I said well thank you very much. I'm glad you got to see everything what I do for my clients, from a bird's eye view! πŸ˜Žβ€ΌοΈ

Not only were we able to sell their home. They took me to the next house to purchase it. Just remember, that Ring camera is always watching! πŸ˜…πŸ˜…πŸ˜…β€ΌοΈ

It's important to acknowledge and understand that you're going to get a ton of AI text messages, Unfortunately, most of us get three at 5 daily, and, I'm sure you do too.

Saying that, in the text message, It always says to say something else rather than stop and that part is the "bait and switch". See the picture below they're actually asking me to say "No".

Here's the bait and switch. They have an automated system that sends this out to 5 million people. In the text message it "says to say no'. Which means you are actually texting them the word no. πŸ”₯Which means you showed them that you read it.πŸ”₯ Which means they can now sell you to even more and more AI internet companies to solicit you even more!! (See the trick?)

By texting the actual word stop, you'll see below that it took me out of their automation service. So even though they said to Text no, I texted them stop, and it removed me from their automation.

πŸ’šBottom line, always text "Stop" anytime you want someone to stop texting you. Because if it's automated or AI it automatically removes you. πŸ’š

I recently encountered a thought-provoking concept while listening to David Goggins on a podcast. During the discussion, the narrator mentioned that Goggins emphasizes "following discipline over motivation." Goggins, however, interjected to explain that he prioritizes "headspace before discipline."

This notion of headspace is new to me. Goggins likened it to a circuit breakerβ€”if overloaded, even the most disciplined efforts will be ineffective. He further illustrated this with the analogy of a well-organized garage versus a cluttered one. A neatly organized garage with labeled items reduces stress and increases efficiency. Similarly, a clear headspace allows for better organization and enhances one's ability to remain disciplined.

Goggins suggested that achieving this headspace might involve meditation, unplugging, or organizing one's thoughts. He dedicates almost two hours each night to this practice, although many of us may not have that luxury. However, setting aside 20 to 30 minutes daily to clear one's headspace could significantly impact our ability to maintain consistent discipline and motivation.

In my industry, "bait and switches" are a real everyday event.

Recently, I had a homeowner's insurance company which was "a major name", tell one of my borrowers that they were only going to need $1,400 total, on a home that's worth almost $650,000.

After 2 weeks of going back and forth with this company and getting the runaround, they finally provided the quote in writing: It was over $3,900!!!

These are the types of things that hang up a file and cause all types of problems. It's best to get all of your third-party paperwork up front. Quotes on homeowners insurance. Inspections done. Appraisals ordered early, even title work ordered on day one or day two. This ensures a smooth transition through processing and underwriting and no "bait and switches" that cause drama during the middle of the loan.

Here is your Economic Data for today

PPI for June came in at +0.2% m/m, beating market expectations of +0.1% m/m. Year over year, PPI is at 2.6%, beating expectations of 2.3%. Core PPI (PPI ex food and energy) also came in hot, +0.4% m/m, beating expectations of +0.2% m/m. Year over year, core-PPI was up +3.0%, beating expectations of +2.5%. The services index rose 0.6%, which was mostly attributed to a 1.9% jump in trade services, which is known for being volatile. The goods index was down 0.5%, which was led by a 2.6% drop in energy.

University of Michigan Consumer Confidence for July came in under market expectations at 66, missing expectations of 68.5. The current conditions index was 64.1, missing expectations of 66.0. The expectations index also came in light, coming in at 67.2, missing expectations of 69.3. Inflation expectations fell, with 1-year expectations and 5–10-year expectations both falling to 2.9%.

Market Analysis

Nice price action we are seeing in bonds today, despite a hotter PPI number we are seeing bond yields continue to fall, seeing nice follow through from the rally yesterday. At this point, it seems that inflation is falling and should get the Fed more comfortable with cutting in September, or at least that is what the market is pricing in. Looking at inflation, it seemed like there was a spike in inflation in Q1 of this year, but it has been falling this second quarter. If you go back to the second half of 2023, inflation was looking like it was moving towards the Fed’s 2% target, before spiking at the start of 2024. That is also why the markets were aggressively pricing in rate cuts for 2024. We are getting close to oversold levels on the 10-year chart, so I would be cautious of the market here. I keep thinking that at some point the market will figure out what the acceptable floor is for the 10-year treasury is. The hope is that with some more dovish Fed commentary, specifically at the July FOMC meeting coming up in a few weeks, that will help push bond yields lower.

Currently the 10-year yield is at 4.18%, the um30 6 in Sep is up 6/32, and the Dow is up 406 points.
