This year is off to a great start with buyer activity picking up and rates continuing to decrease.

There is pent-up demand from sidelined buyers in 2023 who either waited to see if the prices would come down or could not afford homes at higher rates and sellers are seeing multiple offers on their homes.

〽️ Just look at the numbers:

Q2 of 2023 was at 1.72% which is close to the 30 year low of 1.42% in 2004.

The peak for delinquent mortgages was in 2010 at 11.48%

Allstate just announced that they will not write new insurance policies for homes in CA but will renew existing policies following a recent statement from State Farm Insurance who has decided not to write new homeowners policies in CA as of last week.

There are other options, though they may be very slim if you find yourself in a high fire severity area. Here is a link that may help if you are considering a purchase in CA and you need homeowner’s insurance:

Yesterday the California Housing Finance Agency (CalHFA) launched its California Dream For All Shared Appreciation Loan assistance program which provides a loan up to 20% of the purchase price. This down payment assistance program is intended to be used in conjunction with the Dream For All Conventional first mortgage program for down payment and/or closing costs. Food for Thought:
..one reason we may not see a lot of short sales or foreclosures in the immediate future...

In May of 2023, HUD proposes a max allowable term to provide a standalone loan modification to 480 months (40 years) - this would be a conversion from a 30 year FHA mortgage to 40 year mortgage to HELP OWNERS STAY IN THEIR HOMES!!!

We still see notice of defaults and pre-foreclosures in the nation, but they are down 39% in CA. It doesn't mean they don't exist, but with the amount of equity so many homeowners have, selling their home to avoid foreclosure becomes a logical decision rather than letting the bank take all that equity - they have enough money!!

This is GOOD NEWS, we don't want to see anyone lose their home and this is just ONE of a few reasons why we may not see an influx of short sales or foreclosures in the near future.

FHA loan borrowers can soon save $800 per year thanks to lower mortgage insurance premiums 03/02/2023

FHA loans just got more affordable with a 30% decrease in the rate of mortgage insurance premiums that are required with a 3.5% FHA loan program. Savings on average of $100 a month! Read more here: https://www.businessinsider.com/personal-finance/fha-loan-mortgage-insurance-cut-2023-2

"How much you could save...
Depending on how much they're borrowing, homebuyers could potentially save more than $100 per month on their mortgage payment with these new MIP rates.

With a 3.5% down payment on a median-priced home (national average), a borrower would need a loan of $451,330. With an annual MIP (mortgage insurance premium) of 0.55%, they'd pay $2,482 each year on FHA mortgage insurance, or around $207 every month. With the old MIP of 0.85%, that same borrower would have paid $3,836 annually, or $320 per month. This means that the new MIP rates could reduce a borrower's monthly mortgage payment by $113."

FHA loan borrowers can soon save $800 per year thanks to lower mortgage insurance premiums FHA loans will have reduced annual mortgage insurance premium rates, the HUD announced recently. The change aims to make homeownership more affordable.

So far February is off to a great start and beating out January's sales price average of $697,530 for Temecula and Murrieta homes coming in at $711,155. Buyers who were on the sidelines have jumped back in the game and homes that are priced right for today's market are selling sometimes with multiple offers.

I'm curious to know what many of you think will happen in this year's real estate market.

Summer Sales Update! Still a STRONG SELLER'S MARKET!!!

Average sales prices for single family Temecula homes have stayed strong this summer from June through August. A tiny dip in prices in July rebounded strong in August.

Average Sales Prices:
June: $769,821
July: $767,278
August: $774,370

Sellers have seen a slight decrease in their selling price versus their listing price, down to 103% in August from 104% in July. To put that into perspective: from January to May, we watched sellers go from 100% (January) to 105% (in May) of their listed prices!!!

Average Days on Market crept up from 12 (July) to 14 (August) and our months of inventory increased ever so slightly from 1.3 (July) to 1.4 (August).

Our market has stayed strong and demand is still high. If you are considering selling your home, the fall and winter can be a great time for your home to shine to the buyers who are trying to close escrow before the new year!
