It’s cliche advice, but it’s really, really good advice. 👍😃And it’s all wrapped up in one little word (repeated three times, of course): Location, location, location!📍It’s true. Location is the #1 feature to consider when looking for a home. It trumps:⁣

-Upgrades⁣
-Outdoor living areas⁣
-Neighborhood amenities⁣

Why? Two reasons: ⁣

My client: "Should we price it high to see what happens?"⁣

My answer: I can already tell you what's going to happen...⁣

You have 3 options when it comes to pricing your home for the market: above, at, or under market value.⁣

I know pricing it high can be very tempting, but keep in mind there are pros and cons for each option:⁣

Above market value:⁣

+ If you have to receive a certain amount for the home⁣
- It will take longer to sell⁣
- The more days it's on the market, the worse it looks to prospects
- The home may not appraise by the buyer's lender, back to negotiations⁣

At market value:⁣

+ No appraisal issues⁣
+ Buyers and agents will recognize a fair price⁣
+ Will appear on more relevant buyer searches⁣

Under market value:⁣

+ The home will receive high interest and a quick sale⁣
+ You may get a multiple offer scenario, which may include offers higher than asking price⁣
- Risk of having to sell at a lower price than market value⁣

They say the kitchen is the heart of a home, but it can also be the headache of the home if it’s not organized and maintained, am I right? That said, I've learned a few things over the years, and I'm pretty sure the key to mastering kitchen org (and kicking those headaches to the curb) is finding a system that makes sense to you! At a loss? Try kitchen “zones.” Read on to learn more!⁣

Zone 1: Everyday Items⁣
These are the things you use multiple times a day like plates, bowls, cups, flatware, and serveware. Store these pieces close to where you will use them—for example, glasses near the refrigerator and flatware near the dining area.⁣

Zone 2: Cooking + Baking items⁣
Store pots, pans, measuring cups, cutting boards, and mixing bowls near the stove and oven. Baking sheets and muffin tins can fit vertically near your oven’s thin cabinet.⁣

Zone 3: Coffee + Bar Items⁣
Zone 3 is my fave! This zone houses essentials for your morning coffee and evening wine. Keep items set apart and easily accessible by designating a particular kitchen cabinet or section of the pantry. ⁣

Zone 4: Pantry + Storage Items⁣
Zip-close bags, Tupperware, aluminum foil, and plastic wrap should be stored together for easy post-meal clean-up. Keep dry goods, spices, and small kitchen appliances in your pantry, and consider clear containers to keep a handle on when your dry goods are running low.⁣

One more encouragement about kitchen org: If at first you don’t succeed, try, try, again! You’ll eventually find a system that works for you!

You’ve got your eye on a location and neighborhood that is PERFECT for your family. Your only hangup? The homes are still under construction. No problem! Turn that hangup into a “Heck ya!” with a few questions to ask before buying new construction: ⁣

Is the price of the lot included? If it is, ask which lots come with the highest price tag so you can choose the one that’s right for your budget. If it isn’t included, you’ll need to add that expense to the overall cost of your home.⁣
Does the home come with a warranty? What is covered, and how long does it last? A reputable builder should stand behind their work and cover your home for at least the first few years.⁣
How long will construction take? While there are no guarantees, and the process is prone to delays, you should be able to get a general timeline. The average time in the U.S. is seven to eight months.⁣
What comes standard, and what is an upgrade? This is where I see most buyers get into trouble. What they assume is standard...isn't. Ask what finishes and appliances are included in the home’s base price and take detailed notes. If possible, tour the model home and have the sales rep point out standard vs. upgraded finishes.⁣
Is landscaping included? Some builders include landscaping, while others leave the yard totally up to you. Considering it can cost anywhere from $3,000 to $15,000 for "from scratch" landscaping, you will definitely want to leave a little space in your budget.⁣

Ready to sell but don’t want to hire a professional stager? I’ve got good news! You can absolutely stage your home yourself with these easy tips:⁣

Focus on curb appeal. First impressions matter so make this one count. Consider pressure washing, fresh paint on doors and shutters, replacing house numbers, and a new mailbox. And of course, clean out the flowerbeds, spread fresh mulch, and plant some seasonal flowers.⁣
Make sure your kitchen shines. Kitchens sell houses, so make yours stand out by clearing out the clutter and updating the hardware. And please, please, please, make sure it’s clean!⁣
Reduce furniture to a minimum. Too much or too big furniture will make your rooms look small and choppy. Arrange the furniture in a way that makes each room feel spacious, homey, and easy to navigate.
Depersonalize your home. Remove all the family photos, keepsakes, refrigerator art, toys, and personal items in the bathroom. You want the buyer to easily envision themselves in your home — not you in your home.⁣
Think pleasant, but not overpowering smells. You could beautifully stage your home, but if a potential buyer is overwhelmed by a bad (or bad to them) smell, it’s over. The smell of clean is often enough, but if you’d like, consider a mildly-scented candle — and make sure you’ve taken out the trash!

Buyer FAQ: Should I consider resale value when buying? ⁣🤔

Short answer = YES, a million times over, yes! When buying a home, selling may be the furthest thing from your mind. Still, you want your home to appeal to the largest number of buyers in the future…even if you think you’ll live there forever. To ensure resale value, consider these things in your next home search: ⁣

⁣✅Location

Purchase a home that appeals to the largest number of future buyers. Think about convenience to shops, dining, schools, and other amenities. Consider surrounding noise and future development.⁣

✅Lot size

Pay attention to the front and back yard. If two homes are similar, the resale value will be higher for the one with more exterior space.⁣

✅Square footage

Size matters, but don’t buy the biggest house in a neighborhood. It is more advantageous to buy the smallest home in a nice neighborhood.⁣
