Incase you didn’t know, the last 3 months have been a whirlwind.

First and most importantly, we’re engaged!!! 3 months in and I can’t wait to marry my best friend 🥰

We’ve (finally) called for last inspections on our fully renovated primary bathroom. Which we tackled all by ourselves, no contractors! 👷🏼‍♀️ (Don’t mind my lackluster pictures of tissue & tp - we’ll get better ones soon)

I left my job at L’Oréal to go work for Starbucks, and got to fly out to Seattle for a week. ☕️

My bestfriend .m.waring had her baby shower and gave birth to the cutest little baby boy 👶🏻

And we started and completed our first renovation as a couple tackling walls, floors, ceiling and furniture.

Not to mention I closed 2 real estate transactions (soon to be 4), we visited Savannah and Charleston, had lots of Sunday family meals, celebrated Easter and so much more!!

We have big plans for the rest of the year and I can’t wait to fill you all in soon ❤️

Would you pay $1 to save $0.25? Of course not. But if you're waiting on housing prices to go down before you buy here in Southern New Hampshire, that's exactly what you're doing. Here's an example:

Let's say you have your eye on a home here in Salem that's currently listed at $600k. And you can lock in an interest rate of 3.50%. Your mortgage payment would be around $2650/mo if you put 10% down.

Now, imagine that you wait 8-12 months and prices DO actually start to come down. And for this example, we'll say that house is still on the market but it's now listed at just $575k -- that's $25k in "savings" right? You happily buy this home at an interest rate of 4.5%. I mean, 4.5% is still a relatively low rate.

But here's the catch. Your mortgage payment is now going to be about $2840/mo. Even though you "saved" $25k on the list price, you're still paying a higher mortgage payment in the end. And $190/mo ads up. In fact, that $25k of "savings" is really going to cost you nearly $70k through the life of a typical 30 year mortgage.

A lot of people think that the housing prices can't keep going much higher and eventually they'll go back down. Now, that's probably true in the long run. And if interest rates stayed the same, you'd be right to wait.

But most people are surprised when they find out that the interest rate has a more significant effect on their monthly mortgage payment than the price of the home! Interest rates matter.

So if you're thinking about buying a home but hesitant to buy at a high price, I'd encourage you to call a lender first. See for yourself if it's "worth" the wait or not.

Happy Juneteenth!

June 19, 1865 was the day that the slaves in Galveston, TX were notified that the emancipation proclamation (signed in 1863!) was declared an executive order, and subsequently allowing all slaves in TX to be freed! Although the proclamation only affected the confederate states, (13th amendment officially "freed" all slaves), this day is remembered and celebrated as progress toward equality and freedom for all!
