Working on my next YouTube video. After preparing over 1,200 returns annually, these are the 22 federal tax forms that most people will ever see in their lifetimes so I will be discussing all of them in decent detail. I hope to release this video in the next 1-2 weeks. My channel is fahmiainc.

After leaving this room completely empty for over a year, I finally decided to start building my home office which is now halfway complete. Once this is done, I can go home from work to work and then go back to work to work 😂. All joking aside, this room is going to be very critical to Fahmia’s next phase which is creating quality content to reach and educate millions on accounting, taxation, law, finance, and real estate. I won’t have much to show for it for at least 1-2 years but this is going to be huge part of my life.

Many people who were lucky enough to get primary residence mortgage rates in the 2-3% range are extremely lucky. As it turns out, if your mortgage balance is $750k or less and you have a decent amount of savings, you would be losing money by paying off your mortgage sooner.
The reason may shock some of you but the answer is simple. You can put that excess money in a CD (0 risk if structured properly, literally) or a US Treasury Bill (secured by the full faith of the US Government) and get a return of over 4% annually. That 1-2% differential is lost money if one decided to pay their mortgage sooner versus putting it in a 4% interest bearing security. Now what happens if rates continue to go up? Well, the bank ultimately be helping you pay your mortgage faster and you my friend, beat the system.

If I've learned anything in college, it's how to make logical flow charts to streamline and simplify seemingly complex processes. This is my "business growth" sales funnel that outlines a logical progression to achieve my primary goal. My goal is to have 50 business clients by the end of next year. I intend to achieve that by creatively blogging and pushing that through social media platforms, making more YouTube videos to get key points and lessons across to the general public, paying for ads, improving my consumer reviews, and running SEO based Internet ads. All of those items will drive people to my website. Once at my website, I will have a call to action which will lead clients to contact me, or subscribe to my social media platforms and repeat the sales funnel. Either way, my efforts, in theory should yield new clients and a stronger subscriber base assuming my content is strong and beneficial. For my model to work, I have to be determined, add value to the general public for free, be extremely confident that my model will work, and learn as I go along to make minor tweaks to perfect my process. I post this picture to show people my mindset in growing a business from scratch. Although it's not rocket science, many new or existing entrepreneurs lack direction after having a "brilliant idea."
