Homeowners in LA County can use his website to check if they are claiming the "Homeowners" exemption. This exemption reduces the assessed value of your primary residence by $7,000, which translates to a $70 savings each year. Every bit helps!

Sellers often ask about the value of making home improvements before selling. Depending on the condition, there are cost-effective ways to enhance your property that could potentially boost its sale price. Recently, in preparing a home for sale in San Pedro, several upgrades were made without breaking the bank. The exterior wood was refurbished, front and back steps were reconstructed, fresh coats of paint were applied both inside and out, new sod was laid in the backyard, alongside a few other minor enhancements—an overall renovation cost of around $15,000. We closed escrow last week, the seller not only received an offer $35,000 over the asking price but also doubled their renno investment. Needless to say, my client is thrilled, and it's a fantastic way to end the year for me!! 💪🏼😍🏡

The perks of selling my clients family home! 🥰

DID YOU KNOW: If it’s a fixture, it stays with the home! Often times sellers are unsure as to what stays with the home and what is considered personal property. For example, wall-mounted TV’s… 📺 The mount is considered a fixture, the TV is considered personal property. 🧐
The Seller can take their TV, but the wall mount technically should stay with the home. If the Seller wants to keep the wall mount, it must be disclosed, removed and patched to its original condition before the Buyer takes ownership.
