REAL ESTATE SCHOOL: FIRST TIME HOME BUYER 101 🤓
Before class starts (aka: before we start house hunting), I have a few rules to cover to make sure you're not going to fail the class!
Here are 5 rules to follow when it comes to the house hunting process!
1. Get pre-approved with a local lender: Staying local is so important when it comes to financing your home. Need a recommendation? I got you!
2. Don't agent hop - find someone to represent YOU! Choose someone you like and someone you trust so you can look to them for advice on all things home buying. (If you're reading this, there's a good chance I'm the agent you want!)
3. Don't start your search at the top of your budget - Whether you're in a competitive market or not, you're going to want to start your home search well below the top end of your budget. If you start too high, those houses might not be realistic for your budget because in a market like today, many are selling for over the list price and you won't be able to compete. Don't set yourself up for failure, trust me on this one!
4. Understand how online listing sites work - this goes hand in hand with agent hopping. If you contact an agent on an online real estate site thinking it's the listing agent and they'll have all the answers, you're probably mistaken! Online listing sites have designated agents who are paying to be posted there. Keep that in mind, especially if you are working with an agent already! Always, always, ALWAYS call YOUR agent when you're interested in a home!

Summer Survival Series Day Three ☀️ Protect Your Calendar
At the beginning of every summer we look at all of these wide open weeks and think we have all the time in the world to enjoy everything we want to do.
But it doesn't take long for your schedule to fill up and for the summer to get away from you. So what can we do to really savor this summer?
Protect our calendars.
Start by filling in the things that matter the most to you. These can be big, like a vacation, or small, like a girl's night you've been wanting to plan.
Once you've decided what matters most, next fill in anything that SHOULD happen even if you're not excited about it. Things like dentist appointments and cleaning out your garage. These things won't make your summer more fun or memorable, but they'll keep you from cramming everything in right before school starts (or having regrets that you didn't use your time wisely!... hi its meeee!)
Once you've established those two categories and put them on your calendar, fight the urge to fill everything else in and leave some days open. How ever many days a week you prefer.
These are the days we decide to go to the pool or the park or play a playdate with friends or even just be lazy and sleep in and catch up on our shows. These days matter just as much as the big days because taking the time to slow down and rest will leave us motivated and eager to take on fall when it's here.

Summer Survival Series Day 2 ☀️ Zone Your Home
You know that feeling when you get home from work or being out all day and after a long day all you want to do is kick off your shoes and lay on the couch and mindlessly scroll IG Reels?
But then you can't because there's laundry on the couch and toys on the floor and dirty dishes scattered around your kitchen and your house feels like it's in too much disarray for you to relax?
I've been there too....too many times. I used to think if I could JUST have one day a week to clean the house or one week to reorganize everything, THEN I could finally have it all together.
But even that failed me.
Enter: zones.
Creating zones in your home is a simple concept that makes managing and enjoying your home so much easier.
Because after a meal, sometimes you don't have time to wash and put away all the dishes. But you could pick a zone (maybe right beside the right side of the sink?) that's set aside for dirty dishes. Now they're no longer scattered, they're in one place.
Sometimes after your kids get home from school, they throw their book bags in the entryway, kick off their shoes beside the couch, and run off to play. Maybe your kids will never hang up their backpacks or put their shoes on a specific shelf. But there could be one wall designated as the After School Zone where they can toss their stuff and run.
Having specific zones assigned for even silly things like the TV remotes or stuff you need to leave the house with can help decrease the amount of clutter found around our homes, without giving us this pressure to make our homes perfectly organized 24/7.

Summer Survival Mini Series ☀️ Day One: Household Chores
Summer is officially in full swing which is both exciting and overwhelming for some of us! The lack of routine that often accompanies summer can make us feel higher levels of stress and anxiousness if we aren't intentional with how we are spending our time.
So for the next couple of days, I'm going to be diving into THREE topics that are KEY to having a summer that is productive & enjoyable!
Today I'm kicking things off with every kid's favorite topic: chores 🧹
Chores are so important because they teach kids life skills they need to thrive in life. The last thing you want is an 18 year old leaving the home who doesn't know how to disinfect a toilet, am I right?
One thing I emphasize in my house is the fact that it's not MY job to keep the house clean. Maintaining the home is a team effort, and in order to succeed, we each have to do our part.

Remember, there's no wrong way to implement these. You can give them an allowance if they complete them, you can just give them 2-3 things to do each day before screen time, or you can just be more intentional about teaching your kids how to do these household chores this summer.
However you do it, make it as FUN as possible. Turn up the music, dance around, and take a snack break (or two!)

As if wrapping your own head around packing up your life and settling into a new place isn't stressful enough, have you ever thought about what it feels like for kids?
My family has made a few moves with small kids in the last few years. I put together a little list of things you'll want to be sure you explain to your kids before you move to ease their fears and even get them excited for the day that big truck pulls into your drive!
-They aren't leaving their toys behind! They will all be at the new house.
-Their favorite lovey and blanket will be there too!
-They will have a room at their new house that they'll love.
-If they're moving schools, reassure them they will have teachers that look out for them and that they'll make new friends. If they're not moving schools, remind them that won't change!
-Show them pictures of the new house often!
-If you're moving to a new town, look up places around town they'll look forward to checking out. (parks, libraries, shopping locations, rec centers, etc)
-Get contact info of friends your kids hope to stay in contact with after they move.
-Most of all, allow them to feel what they feel, whatever it is. They don't have to be excited. They're allowed to feel sad. Whatever they're feeling, reassure them it's ok and that you're there for them. Remind them you're a family and as a family, you get through everything TOGETHER. They need to know you're committed to helping them navigate this new territory.

✔️ Modern Agents keep up with the latest design trends to give you the competitive advantage when it comes to prepping your home from sale. With their active social media presence, they have the ability to connect with and learn from interior designers right from their phone!
✔️ Modern Agents know the importance of hiring a professional photographer to take their listing photos. They understand that the majority of buyers are first seeing your home online which means that is your first chance at capturing their attention. iPhone photos aren’t going to create the same demand that professionally done photos will.
✔️ They have a quick response time as they communicate via text and email while on the go and at home. Many areas are experiencing very limited inventory and an abundance of buyers looking for homes. This puts sellers in the driver’s seat but if you’re not hiring an agent that does what is necessary to capture the most buyers possible, you could be leaving money on the table.

Most buyers spend their days scrolling listings on their phones quickly in between work meetings and while waiting in line somewhere.
They're likely only looking at your house for 30 seconds until they're off doing the next thing!
If your photos don't grab their attention in that short amount of time, there's a good chance they'll never look at your listing again 😳
Don't let all the hard work of preparing your home for the market go to waste with iPhone photos. Make sure your agent values professional photos! And if they don't, remember...I do!

At the start of every month I try to have a big overview (high level) of my “to dos” for the month. I have to know going into the month what I want to have accomplished by the end and that helps me take baby steps, daily and weekly to accomplish my goals.
Keeping a home maintained takes the same kind of energy.
Use this checklist to break up tasks through out the month of May and revel in all you accomplish when the month is over. You might even find yourself loving your home a bit more 😉
