"Currently, none of these problems are YOUR problems." - Me, today during an inspection This is a conversation I need to have a handful of times each year and today was one of them. The contract cancellation is already out for my clients' signatures and we'll be out of this one before dinner. During today's inspection we discovered... 1. Grading issues allowed water to get under the foundation leading to it being cracked in several places. 2. The AC equipment was mismatched with the refrigerant they were using (R410a equipment running R22 refrigerant) causing the compressor to cry out for mercy as it is dying (it was trying to compress liquid that was returning to it instead of gas). 3. Evidence of termites, wood rot, and moisture penetration through the roof in several areas. 4. Severe root-intrusion in the sewer pipes AND the bottom of the pipe was rusted away allowing the waste water to erode the ground below what's left of the pipe. This created a structural issue leaving an already-failing pipe unsupported. 5. Heavy use of air fresheners (🚩) trying to mask the smell of dog urine that has repeatedly soaked into the grout. This was concealed by a strategically placed rug... and, while the inspectors can't legally move anything during inspection, I can and I do. Some are worse than others, but there are some deal-breakers in this list all on their own. Having several deal-breakers in one house made it an easy conversation. "No, we don't need to get estimates to see how much all of this will cost... we're going to cancel the contract and continue our search." Choose your Realtor carefully.
