What am I doing at the Homewood Suites at 12:30am on a Thursday? Dropping off an elderly client who’s flight was delayed almost 4 hours.
She will get to see the home she purchased in-person for the first time in 8.5 short hours when we do our inspection.
This is the not-so-glamorous part of being a kick-ass real estate agent. Yes, I have incredible flexibility… but I also have to be incredibly flexible too.

This is a conversation I need to have a handful of times each year and today was one of them. The contract cancellation is already out for my clients' signatures and we'll be out of this one before dinner.
During today's inspection we discovered...
1. Grading issues allowed water to get under the foundation leading to it being cracked in several places.
2. The AC equipment was mismatched with the refrigerant they were using (R410a equipment running R22 refrigerant) causing the compressor to cry out for mercy as it is dying (it was trying to compress liquid that was returning to it instead of gas).
3. Evidence of termites, wood rot, and moisture pe*******on through the roof in several areas.
4. Severe root-intrusion in the sewer pipes AND the bottom of the pipe was rusted away allowing the waste water to erode the ground below what's left of the pipe. This created a structural issue leaving an already-failing pipe unsupported.
5. Heavy use of air fresheners (🚩) trying to mask the smell of dog urine that has repeatedly soaked into the grout. This was concealed by a strategically placed rug... and, while the inspectors can't legally move anything during inspection, I can and I do.
Some are worse than others, but there are some deal-breakers in this list all on their own. Having several deal-breakers in one house made it an easy conversation.
"No, we don't need to get estimates to see how much all of this will cost... we're going to cancel the contract and continue our search."
Choose your Realtor carefully. The Tucson Living Realty team consists of much more than just Realtors. We are a team of inspectors, contractors, and service providers ALL of whom I have used personally for my own needs, with hundreds of clients, and have referred to countless friends and family in Tucson.
If you "need a guy/gal" for something, I probably know just who to call. Just remember to call me first for all your real estate needs.

Today was the final walk-through for a transaction where I represented both parties. This happens a couple times a year and they’re always twice as smooth with half the work.
This morning the buyers (right) came to meet the sellers (left) and get a personal orientation of the home. It was a very fulfilling way to start my weekend.

Home Inspector’s report notes “unidentified hum” coming from the electrical panel. 😳
Need a swarm of Africanized “killer” bees removed from your electrical panel and don’t want to kill them? I’ve got a guy for that and he might even bring you a jar of honey as a thank you! 🐝 🍯
As your Realtor, it’s my job to have someone to call for absolutely everything. Plumber, electrician, landscaper, roofer, personal chef, dog groomer - you name it, and I’ve got someone who is great at what they do, local, and on speed dial.

The #1 real estate question I get is “How’s the market?”
The answer really depends on who your agent is. My seller clients are selling their homes for over-asking and my buyer clients are getting properties for asking or even under-asking, or we’re buying off-market properties which keeps them out of a bidding war completely.
Everyone knows “the best Realtor,” but some of us are a little “best-er” than the others.
Don’t automatically hire the first agent you know of.
Interview several agents, and find out exactly (make them be specific) on what their strategies are to accomplish your goals. Listen with a critical ear and decide who you want to legally represent you, protect you, and negotiate for you in what is typically the largest financial of your life.
