Signs You May Need A New Roof: Curled Shingles
Many property owners people believe that curled shingles occur as a result of what can be brutal summer temps in this part of the country. But that's only partially true.
While heat does play a role, curled shingles are a result of inadequate attic ventilation that essentially 'cook' shingles from the INSIDE out, resulting in the curled shingles you see below.
An imbalance in ventilation can destroy a roof far more quickly than external heat itself. Ensure you have a proper ventilation assessment completed when you have our roof replaced!

Shingles are obviously the most visible part of your roof system and come with some important questions. Should you get a standard shingle? How about a designer shingle to boost curb appeal? What about a Class IV (4) shingle? What's the difference?

The best thing to do is discuss the various types of shingles available for the roof system you choose with your contractor and, as always, pick the style and color that compliments the rest of your home and property. Storm Readiness Tip #4: Put Together a "To-Do" Checklist
After finding and vetting your contractor and understanding what might lie ahead should you need restoration work completed, you should make a simple checklist of key tasks to accomplish if and when you need it.
Include key contacts in your list, such as your insurance agent, and contractor as well as laying out important steps to take. It will prove an immeasurable help in navigating the normally stressful restoration process.

This week we look at Underlayment
Roofing underlayment is what lies between the shingles and the roof deck, which is typically either plywood or OSB. It’s installed directly on the roof deck and provides a secondary layer of protection from the elements, including rain, snow, and wind.
There are different types of Underlayment, including felt, tar paper, and synthetic. Most cohesive roofing systems use synthetic underlayment. Felt and tar paper don't provide the same level of protection to the roof as a whole. Ensure your contractor is using a synthetic underlayment such as GAF Tiger Paw.
Storm Readiness Tip #3: Understand The Roofing Process
To help alleviate the stress associated with a big home restoration project such as a full roof replacement, understand what to expect from the process before you ever need it. Doing this pre-work will help you BIG TIME!
1. Understand how the insurance process works. Know who to call and when to call them. Get to know what's in your policy and what your out-of-pocket costs will be.
2. Find out what you can expect from tear-off to receiving the warranty for your new roof and all points in between. Remember, Tip #2 is developing a relationship with a contractor BEFORE you need them! Ask them to walk you through the process (hint: if they don't want to spend the time helping you with this - find another contractor)

Storm Readiness Tip #2: Get To Know A Contractor Before You Need One
One of the most stressful aspects of dealing with post-storm damage is dealing with contractors who inevitably descend on your neighborhood like locusts immediately after a storm blows through.
Wouldn't it be nice to simply pick up the phone and call on a trusted source you're ALREADY vetted to simply start the process? No need to entertain the plethora of sales pitches, promises, and - let's face it - in some cases scams from contractors simply looking for the next deal.
Why not investigate, vet, and research who you think can do the best job, should you need repairs.
Here are some tips to help you with the vetting process:
1. Ensure they are local! If problems do arise (they happen) you know that the contractor isn't going anywhere (like back o their 'home' state) once the project is finished.
2. Ensure they are certified by a major roofing manufacturer such as GAF. This means they are in the business of installing complete roof systems backed by premium warranties.
3. Check references, reviews, and certifications. Go online and check Google Reviews. Ask for references from past customers and call them. And in the case of certifications, ensure they are CURRENT. (Hint: A contractor that balks at any of the above is a red flag!)
In summary, build the contractor relationship BEFORE you need to call on their services. It will dramatically reduce your stress and anxiety when dealing with your storm restoration needs!

PART 1: ROOF DECKING
This is the foundation on which the roof system will be built. Decking can vary in thickness, but most decking is 5/8 inch thick.
When any contractor tears off your old roof, they should strip it right down to the decking! Some contractors may attempt to use the old underlayment (which you'll learn about in another post!) but this should not be the case!
Stripping the old roof down to the deck allows a contractor to identify damaged decking that may need to be replaced.

Few people truly understand what's in their homeowner's policy, except for monthly premiums and deductibles. There are other factors to consider. Is it an RCV or ACV policy? That can have an impact on your storm restoration costs.
Schedule a time to talk with your Insurance Agent to better understand what your potential financial obligations may be BEFORE you need to call on them.
It will also allow you to put money aside in the event you need to call on those resources to fix property and roof damage right away.

You've heard it a million times, but it still rings true: do you really know who is handling one of the most important home renovation projects you can undertake?
Time and again homeowners fail to perform due diligence in who they hire, or cut corners to save a few dollars.
This can lead to endless headaches, lost dollars, and a shoddy roof.
Always, always ensure you perform the following tasks before hiring any contractor:
1. Research their certifications and demand to see proof the certification is CURRENT, including any with any manufacturers and BBB rating. If licensing is required, ask to see proof.
2. Demand references from past customers. Any contractor that balks at this is not worth hiring!
3. Make sure they are local! If there is a problem (they happen) you want an established local company you can find and talk to easily, not a fly-by-night, here-today-gone-tomorrow storm chaser.
4. Research their online presence, especially their Google Reviews.
A little bit of work beforehand will pay dividends down the road. A roof replacement is stressful enough, don't make it harder on yourself!
