This month we have been revisiting one of our favorite projects. In 2020 we did an historical remodel in Maple Ridge North. One of the challenges was how to preserve the original porch, but also incorporate a larger porch with a side area. We also had to have the approval of the Historic Preservation. We took the original porch and extended it the span of the front of the house for a cleaner more uniform look.

In honor of the 2024 Summer Olympic Games, we started a friendly competition between our two owners to see who could buy the most houses in August. Team Amanda had a commanding lead with 2-0 to start the month, but the race has tightened and Team Cody has tied up the score.

Unbelievable! Amanda has taken the lead with TWO houses purchased right out of the gate. We are celebrating the 2024 Summer Olympics with some friendly rivalry between the two owners Cody and Amanda.

Rebecca’s father was in declining health and unable to care for himself after living in his home for over forty years. Unfortunately, the house was in serious disrepair. It had bed bugs, mold, multiple leaks, termites, combined with a hoarding problem; the house was in rough condition. Her father also had some heavy machinery that they were concerned about moving themselves. We were able to have our team members come on a Sunday (the weekend after Thanksgiving) and load the machinery on trailers for the family. Rebecca’s dad received a fair price for the home and we were even able to close early. It took us five 30-yard dumpsters to clear out the house. We were so grateful that we could offer a solution to a situation that felt hopeless to the family.

We purchased this Maple Ridge home in 2020. It had sat vacant for over ten years. There was a sink hole on the south side of the property and the driveway and basement wall were in danger of collapsing. The home had mold, water damage in the basement, and had been a frequent stop for vandals and squatters. Since it was in an historical district, it was subject to oversight from the Historical Society, which proved to be problematic during a pandemic since they weren't meeting regularly. At that time there were also distribution issues so we had to rent a UHaul to drive to Wichita for lumber at one point. Windows and doors got held up in Texas, then our crew had a Covid outbreak. Not to mention one of our masons accidentally removed a chimney in the basement (which was also a structural linch pin). The house dipped two inches in less than six hours, but luckily the Structural Engineer came up with a quick fix and the only casualty was the newly laid tile in the laundry room. It is still our most fun and most challenging flip to date. These pictures on the link below are from when we first purchased it. Stay tuned to see the transformation.

Congratulations to Jaime Collins Waite for another outstanding air bnb design and set up. Our sister company T-Town Getaway was striving for a cozy and family friendly home and she knocked it out of the park!

Less than two weeks ago, we undertook a huge project. We moved one air bnb's contents to a house twice the original location's size. We used teacher friends, family, and college students, to make the move. Then our amazing design and housekeeping team took it from there. They transformed the space in to a cozy oasis for any family. We look forward to hosting families here for years to come.

Robert and Rosalee’s daughter had early onset Alzheimers. She was also a hoarder. She lived in a 2400 sq ft house and every room was filled with belongings. Robert and Rosalee were not able to take on the cleaning and organizing required to clear out the property. Our Seller Care Team worked for three weeks and filled up multiple dumpsters. Once we addressed the trash, we held an Estate Sale and gave the proceeds to our Sellers. We were able to take an overwhelming task and make it stress-free. Our Sellers had enough on their plate managing care for their daughter and grandson. It was our privilege to help them through this tough time.
