Jennie Dean Park
The purpose of this project was to renovate a historic twelve-acre park within a vibrant urban neighborhood. The goal was “to celebrate the area’s industrial past, cultural and recreational heritage, while increasing access to recreation and nearby nature.” Jennie Dean Park was the “sole recreation area for colored citizens” within Arlington County until the parks were officially desegregated in 1962. It featured baseball fields used by a number of African American baseball teams and was for many years an essential community gathering space.
LSG was the prime consultant, working closely with the Arlington County staff and project subconsultants to achieve strict environmental and sustainability goals, and with the client and stakeholder groups to build design consensus. We also coordinated with the Army Corps of Engineers for work along Four Mile Run, and with a public artist for design of the park's sculptural piece.
New Park at South Eads and Army Navy Drive Master Plan
The New Park is a crucial neighborhood park, located adjacent to the Amazon HQ2 in Arlington, Virginia. The site has transitioned through a long history of transportation-related uses as the “Teardrop Parcel” before its designation as a future park in 2019.
Our New Park Master Plan establishes a community-driven vision and framework for the development of the park. We help set forth guidelines for a biophilic park serving as a contemplative, green oasis within a densely developed urban context, while preserving an existing mature Cottonwood tree.
We are so grateful for the recognition for both parks, and thankful to our many collaborators, including Arlington County Department of Parks and Recreation, MTFA Architecture, and the community members of Arlington County.

This week LSG principal Connie Fan joined other professionals at Carey Business School to speak at the Real Estate Health Care Summit. Connie shared her experience with health care real estate design, specifically in designing for aging and wellness, and current trends and trajectories for health care design.
We are thrilled to share that LSG project Walker Mill Regional Park has received a 2023 Merit Award in Analysis & Planning from MDASLA!
Walker Mill Regional Park is the only regional park within Prince George's County, Maryland inside of the Capital Beltway. The purpose of the Master Development Plan was to provide a strategic framework to guide the future development of the 500-acre northern portion of the park. LSG, serving as the prime consultant, worked in close collaboration with Maryland-National Capital Park and Planning Commission and County staff, various stakeholders, and a multidisciplinary team of consultants. A comprehensive, multi-step, and community-centric planning process was developed and implemented.
The final plan provides unique settings for users of all age groups to explore, engage, and educate themselves with the park’s resources through consciously designed, equity and inclusivity focused, park programs, amenities, and passive and active recreational facilities. The plan specifically sheds light on agriculture in Prince George’s County and its relationship with expanding African American entrepreneurship and cultural institutions. Additionally, the plan improves access and connectivity to the park and creates a synergy between existing elements in the park’s south sector and future programs in the northern portion.
The development of this park in accordance with the master plan will help to protect and reveal the natural, historical, and cultural resources that are important to this region for generations to come. We are grateful for the recognition, and excited for the future of this groundbreaking project.

Congratulations to the Midtown Row development team lead by Broad Street Realty for winning HRACRE's Excellence of Design under the Best Multi-Family / Commercial Housing Project category! We also want to thank the City of Williamsburg for their vision and support in transforming a suburban, three-lane road into a vibrant, multi-modal transit corridor fronting the Midtown Row. It has been our pleasure to collaborate with Bonstra Haresign Architects, transforming two aging shopping centers into a lively, mixed-use town center adjacent to the College of William and Mary.
The 30-acre Midtown Row is positioned to capture the interest of a growing population and the area’s more than 6,000,000 annual visitors. As the new urban center of Williamsburg, Midtown Row is a pedestrian and cycling friendly community. It includes restaurants, shops, apartments, entertainment, and office space, as well as a village green featuring outdoor programming and community event spaces.
LSG Landscape Architecture welcomes our most recent team member, Ms. Laurie Beth Donnachie, who joined the studio in August. Ms. Donnachie brings over a decade of experience working on a variety of landscape architecture and planning projects throughout Northern Virginia. She is licensed as a landscape architect in the Commonwealth of Virginia, Maryland, District of Columbia, and Pennsylvania. In addition, she is an ISA Certified Arborist and Certified Healthcare Garden Designer. Her passion for the profession is evident through her involvement in the Potomac chapter of American Society of Landscape Architects.
At LSG Laurie Beth is leading several park projects and private development projects in Virginia, Maryland, and Washington DC. LSG celebrates Ms. Donnachie’s meaningful contributions to the studio, and looks forward to collaborations ahead.

Last month LSG and the Arlington community celebrated the grand reopening of Jennie Dean Park!
Jennie Dean Park is a historic site located within a vibrant urban neighborhood, and the new renovations aimed “to celebrate the area’s industrial past, cultural and recreational heritage, while increasing access to recreation and nearby nature.” Rich in history and significance, the park has been an important part of the Nauck community, a historically African American neighborhood, for over 70 years.
To address community needs for open space and recreational opportunities, the upgraded park includes two new lighted diamond fields, a large playground, a group picnic shelter, restrooms and lighted basketball and tennis courts. A natural surface waterfront trail follows Four Mile Run, leading to an overlook and opportunities for nature observation. Custom entry signs, way finding, and site furniture promote the unique identity and character of the park. A timeline walk winds through the site, along which important historical dates are commemorated with paving inlays. Stormwater management strategies mitigate the park’s environmental impact as it falls within the 100-year floodplain. A custom, interactive art piece, titled Wheelhouse, is integrated into the walking loop, and draws inspiration from the mill that stood in the location in the early 1700s.
Jennie Dean Park marks another exciting collaboration between the local community, Arlington DPR, LSG, and many talented design consultants. Be sure to stop by this summer to enjoy everything the park has to offer!

LSG Landscape Architecture announces the latest design plan for New Park at South Eads. The LSG designs are featured in Arlington County’s public outreach video, as the public comment process concludes, with feedback due by April 8. This feedback effort is the culmination of a robust public outreach process, fundamental to design development.
LSG Landscape Architecture, prime consultant to Arlington County Dept. of Parks and Recreation, has led the design team developing the New Park master plan since 2019. Now leading the final construction documentation process, LSG is closely coordinating teams with the County to realize the park’s potential as an urban oasis. The design team presented the public with multiple design alternatives, responding to challenges posed by road setbacks, utility corridors and other limitations. The process has resulted in a unique contemplative space, offering respite, desired amenities and motifs that appeal to the community, secured in the heart of the dramatic redevelopment that joins Crystal City, Pentagon City and the developing Amazon HQ2 corridor.
