Recently, I was working with sellers who had invested $5,000 in beautiful railroad ties as part of their home rehab. These ties added so much charm and value to the property, making it stand out in a competitive market. We received an offer from an FHA buyer, and everything was on track until the FHA appraiser insisted those railroad ties had to be removed.

This would have been a huge blow, both financially and aesthetically, for my sellers. But this is where being picky about your realtor pays off. I didn’t just accept the situation—I worked with the lender, the FHA appraiser, the appraisal management company, and the buyer’s agent to prove that the railroad ties could stay. And we did it! We closed the deal with happy clients on both sides.
