Here are 5 Do’s and Don’ts for property tours…

🚫 DON’T bring an entourage. Bringing friends and family to the tour may be fun, but they can also shift the focus away from YOUR interests and concerns about the home!

🚫 DON’T take photos, or live-stream your tour. You are on someone else’s property! Even if you are allowed to take photos, PLEASE don’t share them on social media. You can only erode your negotiating power by doing so!

✅ DO use your imagination! Even if the home isn’t *quite* to your taste, consider what kind of simple and inexpensive changes you can make to make it your own!

🚫 DON’T help yourself to the bathroom. Flush the toilets and test faucets for functionality! But make a pit stop before the tour so you don’t need to use the facilities while you’re there.

✅ DO consult with your agent throughout! They know the questions to ask, and will help you get a grasp of whether a home is workable, or a dealbreaker!

Buying a new home is thrilling, but moving into a new home is… Not… 😅

BUT, you can simplify your move with these steps…

📦 Assemble a toolkit with the moving essentials: markers, tape, ziplock bags, rubber bands, a box cutter, etc.

📦 Collect containers! Save your delivery boxes, and visit local retailers (or facebook groups) to see if they have any cardboard boxes you can take off their hands!

📦 Find padding. If you don’t feel like purchasing bubble wrap, packing peanuts, etc. (and really, who does? 😆) you can use towels, dishcloths, socks, and small pillows as a substitute!

📦 Protect your peace. Take pictures of shelf arrangements, so it’s easier to put things back in their place. Label electronic cords. Prevent messy leaks on oil, shampoo, and medicine bottles with plastic wrap!

📦 Take a breath. Remember why you’re doing all this. Your new home awaits! Stay steady, don’t get disheartened. You can do this!

Have you heard?? The U.S. Department of Veterans Affairs is planning to temporarily lift its bans on buyers compensating their agents! 🤩

Veteran buyers have had limited options in real estate transactions where the listing broker makes no offer of compensation to the buyer broker. This results in deserving veterans going without professional representation in their homebuying journey, and can force them to switch to less favorable loan options. 🏡

The National Association of REALTORS® has been hard at work advocating for our veteran buyers, including thousands of REALTORS® traveling to Washington DC just a few weeks ago to urge policymakers to take action. The unofficial announcement was recently made by VA Deputy Director of Policy Michelle Corridon that the ban would be lifted! 📝
