⭐️Home Equity 101 ⭐️ Boosting your home’s equity is a smart financial move that can increase your wealth over time. Equity is important because it represents your ownership stake in the property and can be leveraged for future investments, renovations, or even buying a new home.

Here are 5 smart steps to build your equity! 🏡✨

1️⃣ Higher Down Payment: When you first purchase your home, your equity is essentially your down payment. So if you put a higher percentage down, you’ll have higher equity. Putting down a larger down payment towards your new home may mean that it’ll take longer for you to save up for it. However, putting down a bigger chunk of cash will boost your home’s equity.

2️⃣ Extra Mortgage Payments: As you pay your mortgage every month, part of the money goes toward principal, and part of it goes toward interest. To help build up your equity faster, you can give extra payments toward the principal each month, by using extra cash or giving bi-weekly payments.

3️⃣ 15-Year Mortgage: Another way to build home equity faster is by taking out a 15-year mortgage instead of the typical 30-year mortgage. You’ll have a lower interest rate, so more of your mortgage dollars will be allocated towards paying down the principal. If you already have a 30-year mortgage, you can refinance your loan.

4️⃣ Home Improvements: Making upgrades and improvements is a great way to up the home’s value and in turn build equity. This, however, applies to more significant improvements such as a kitchen remodel or adding a bathroom. So, ensure that it makes financial sense for your situation and that it will indeed add value before deciding to make improvements.

5️⃣ Appreciation: Letting your home build equity through appreciation is another way to go, but it is a waiting game. The amount of time it takes depends on how the market is doing. If home prices go up, that’s great news for you and your equity. And conversely, if home prices go down, you may see your equity decrease as well.
