Are you hesitant about buying or selling this summer?
NOW is the time to BUY, and NOW is the time to SELL. Here’s why:
BUYERS: Not only are prices finally cooling off, but mortgage rates are inching upwards. That means now is the time for you to lock-in current rates before they creep higher and, at the same time, scoop up the home you've been dreaming of! You can always refinance when the rates drop again.
SELLERS: Inventory is entering the market every week, so now is the time for you to get your home ready ahead of the others lining up for the MLS.
Here to help you find a place to call “Home” 💞 Reach out to me today!
Trying to create a relaxing space at home? It’s easier than you think!
Step 1: Add plants. Plants are great for adding a little green to any room, and they’re also known to help purify the air.
Step 2: Add calming hues. Maybe you have a favorite color that makes you feel calm, or maybe you want something neutral that won’t distract from your other decor. Either way, adding some hues will help make the room feel more relaxing.
Step 3: Add candles! Candles are a great way to create ambiance in any room and can add some much-needed warmth to an otherwise cold space.
Step 4: Create organization! If you have no place for things like books or magazines, then it can be hard to relax in your home—and clutter breeds stress!
Which tip will you be trying out?
Seller Tip | Show your home in good weather☀️
Don’t underestimate the power of good lighting! Especially when it comes to showing your home to prospective buyers.
An easy way to ensure you have great lighting inside and outside your home is to show it under good weather conditions. If it’s dark and gloomy, it’ll dampen the overall vibe of the home, whereas a clear and sunny day will make your home look warmer and inviting.
Just because it's a weekend doesn't mean I stop showing homes!
If you are looking for a house to buy, I'm here for you.

What’s the most popular day to list a house?🏠
You only have one chance to make a first impression with your listing, and it’s best to do that on Thursday. Homes listed on Thursdays are 12% more likely to sell within 15 days, and these Thursday-listed homes also are likely to be toured more by potential buyers.
Homes listed on Thursday:
✔️ Get toured 19% more than homes listed on other days of the week.
✔️ Tend to generate multiple offers above listing price
Here are some essential vocabulary words you should learn if it's your first time buying a home 🏡

Do you know how real estate agents price out a home?
More factors go into the perfect price than you might think!
One of the first things your agent will look at is your home’s size and condition. Bigger homes usually fetch larger prices. However, if your home is in pristine condition, it can sell for more than even the biggest house on your street.
Your agent will also pay close attention to your home’s location, which is one of the most important things for buyers.
This can be surprising to some buyers, but one of the key factors for pricing a home is other recently sold homes. Your agent will bring their knowledge of current market trends and combine that with what other homes in your area have sold to come up with the perfect price for your home.
A lot goes into finding the right price for a home that attracts potential buyers and gets top dollar for a seller. Don’t try to do it yourself! With an agent, you’ll be able to get your home priced correctly and get the best deal possible.

Born carefree and eclectic, the bohemian design mimics the artistry of those who appreciate the textures, patterns, colors, and motifs of nature. While many take a “more is more” approach, you can do boho however you’d like: minimalist, modern, chic. The key is mixing, matching, layering, and exploring; incorporating trinkets from your travels; crafting a comfortable and meaningful space.

If you’re a first time homebuyer, here’s what you need to know about the home buying process! 5 things you should consider before buying your first home:
👉 FIRST TIME HOMEBUYER TIPS:
•
Consider what your monthly payment will be- if more than 25% of your monthly income would go towards your home will you be able to afford it?
•
Consider a fixed rate mortgage instead of an adjustable rate home mortgage, which is more volatile and leaves you vulnerable.
•
Consider comparable homes in the neighborhood you are looking to buy in. Be sure you aren’t overpaying for the neighborhood.
•
Can you put down 20% to avoid PMI? If not, calculate how much PMI you will pay until you hit a loan balance of 80% of the purchase price of the home.
•
Create a mock budget using your monthly mortgage payment and additional costs you will incur being a homeowner, including insurance, property taxes, HOA fees, repairs, etc.

Have your eyes on an open house in the area? 👀
Here are some key questions to ask the home owners/realtor of the property to make sure the home is a perfect fit for you and your family.
Does the neighborhood or this street get a lot of traffic?
How fast are the sellers looking to close?
What types of amenities are close by?
What type of neighborhood restrictions are there?

If you're considering whether it's time to stop renting and purchase a home, I want you to keep in mind that the interest rate on renting is 100%..
However, renting has its perks. No maintenance costs, no down payment, flexibility to move; no concern about property value. But the truth is, your monthly rent payment is just like paying 100% interest month after month.
You see, when you toss the financial jargon, interest, at its simplest, is the fee you pay to live in your home. When you rent, that’s what you’re doing. You’re paying a fee month after month, gaining nothing other than a roof over your head.
When you buy, yes, you’re paying a fee (your mortgage) month after month, but you’re gaining SO much more than just a place to call home. You get:
- An appreciating investment
- Increasing equity (every month, the bank owns less of your home, and you own more!)
- Predictable housing costs (a fixed-rate mortgage will never change)
- Advantages come tax time
- Freedom to personalize however you choose.
In almost every situation, it pays to buy vs rent. Want to talk more and run the numbers? Let’s do it! Leave a comment or send me a DM, and I'll be in touch.
Did you know you don't have to make a 20% down payment to buy a house? Your down payment depends on different factors. This means the idea of buying your dream house is within reach. Call me for more details!
Does your dream backyard include a swimming pool, basketball court, or a screened-in back porch? Whatever it is, I'd love to hear it. Drop a comment below!

Buying a home can be an intimidating process, but you can do it! Here is how:
1. Find a realtor who is friendly and willing to help you through the process
2. Find out what kind of property you want by looking around in your neighborhood and considering what kind of neighborhood you’d like to live in.
3. Talk to an expert about what you can afford and your price range—this is super important!
4. Once you have an idea of what you can afford, start looking at properties online and in person.
Should You Buy a House?
It is no secret that buying a house is one of the largest financial decisions you will make in your lifetime. Housing is typically one of the greatest expenses on anyone’s budget so the decision of buying a house should not be taken lightly.
With the current state of the market you can never be too safe when making offers. Make sure to follow these tips to win your bid.
✅ Match the competing offer (or if you can, offer more)
✅ Limit or completely remove the contingencies on your offer
✅ Already be pre-approved for a mortgage
✅ Add an escalation clause
✅ Skip the inspection
✅ Be readily available to discuss
Questions? Leave them in the comments!
It’s cliche' advice, but it’s really, really good advice. And it’s all wrapped up in one little word (repeated three times, of course): LOCATION, LOCATION, LOCATION! It’s true. Location is the #1 feature to consider when looking for a home. It outranks:
-Square footage
-Bed/bath count
-Upgrades
-Outdoor living areas
-Neighborhood amenities
Why? Two reasons:
-Because it's huge in determining your home’s value over time. You're likely better off down the road having an average house in a great location than having the best house in a less-in-demand location.
-That 5-digit zip code isn't going to change. The kitchen? You can change that. Flooring? That too. But the address. Nope. That’s the same forever and always.

Summa-time is a great time to change up the style and feel of your home. Bring in
some easy, breezy vibes with these summer design trends hot for 2022:
The need for green. Nothing says summer like lush green trees and tropical blooming flowers. Let the sunshine stream in, and by all means, bring the green indoors with one or two tall house plants like the snake, rubber tree, or fiddle leaf.
Boho is back. For this classically casual vibe, choose pieces made of wood or fibers like rattan. Add a few bright throw pillows and blankets to your sofa along with some floor pillows and poufs. The key to boho? Toss matching, embrace color, and go funky on your lighting.
Use the blues. As much as boho is back, the blues never left! This summer, nautical navy and royal blue are where it’s at. Pick up new throw pillows or lay a bold, blue rug under your wooden furniture.
Major in metallics. Embrace warm metallics like brass, copper, bronze, and gold. Mix and match 'em anywhere you want — lampshades, picture frames, candle holders, planters, or decorative bowls.
Use these summer 2022 design tips to make your home feel effortless, airy, and as inviting as a cool beverage on a hot summer day.
Sell or rent. Sell or rent. Sell or rent. Feel like you’re going round and round and can’t decide? Good news! I’m here to help!
First up? RENTING PROS :
You’ll pretty quickly adore that monthly cash flow that more than covers your property’s mortgage payment.
In just a few short years, you’ll build up some nice equity (on average 3-5%), especially if property values in your area increase.
Investing in real estate can be one piece of a plan for building wealth. Purchase one property and pretty soon you can use that equity to purchase your next. Warning - it can be addicting!
RENTING CONS:
Being a landlord is a lot of work and quite frankly, a pain at times. (Hiring an experienced property manager can help.)
Remember that monthly cash flow? It can be incredibly unpredictable if you have vacancies, difficult tenants, or extensive repairs.
Depending on your financial situation, renting your home might limit your ability to secure a mortgage elsewhere.
Next? SELLING PROS
In our current seller’s market, you can expect to receive offers at or above your asking price. Then, you can turn and use those funds to make a hefty down payment on your next home.
Selling means you get to leave the landlord hat sitting on the table. And if life already feels full, that’s exactly where it should stay.
SELLING CONS
If your future plans are unsure or you might return to the area, selling now may be premature.
Selling may also require extensive updates you may not be ready to fork over the cash for. Then again, those same repairs might be necessary to attract top renters.
The best way to know for sure what’s right for you is to sit down with an agent who can run the numbers for both scenarios. More times than not, the numbers speak! Let me know if you’re ready to take that step. I’d love to help!
