This is why screening is so important, this was an inherited tenant. The previous owner screened her, and even after being evicted from her previous residence (after a unlawful detainer) and 5k in garnishments, he rented to her anyway. 8 months after purchase we have finnaly gotten through the eviction process in VA (another unlawful detainer) and the sheriff seized possession. This is what we were left with, all in all we are out $4900 and behind 3 months in renovations. Next is small claims once we find their new residence. The shame is their was 3 minors living here one that couldn’t have been more than 5.
Establish standards, screen your tenants and stick to your standards, do not be swayed by sob stories, or you will be dealing with this, and you will have no one to blame but yourself!

New signs and new stairs and the last of this round of tile down, all in a days work
Busy week here at BulMac, Kingston is coming along. Parking lot striped and re-Sealed, hallway 2 is just about done, New exterior outlawing doors and light fixtures, and the bathroom in 22 is just about completed. we are looking to buy more in and
This weeks review!
Week 6 brings the laying of the last of our landscape timbers on the exterior, this section also forms as a retaining wall to keep the parking spot we found buried. Unfortunately the weather in VA did not allow for much more outside this week.
All set to hang cabinets and lay tile in APT 77 until we realized that the mold in shared wall between the kitchen and bathroom was more than we could let slide, the dry wall however dry was barely wall and there were a multitude of bad patches from plumbing weeks of old. Once the walls were down we soon discovered a couple of near misses from past contractors to the main water supply line running up stairs as well as a perfect shot from a finishing nail into the PVC drain.
Needless to say cabinets would have to wait and the walls came down and went back up.
Walls were up and although not ready to mount cabinets till a couple more rounds of mud can be applied we pushed ahead with laying the kitchen and bathroom tile.
Up in Apartment 11 grout is in and cleaned up and the toilet has found its new home, this one is a marked improvement form the old one we tore out. the dark grout lines look great against the lighter tile and should show much better and require a bit less maintenance come turn time.
And finally work continues on the hallway, lots of Mud to combat 30+ years of move ins and outs, ceilings have been re-textured and painted. Jen tackles the task of removing the grime from millions of hands off the hand rails to reveal the wood underneath that will be stained to match the stair treads once they arrive.
Sunday funday, grout is done in 11 and the tile looks fantastic. Got tile down in 77 and Jen got the hallways ceilings painted and 35 years of grime off the hand rails.... we are coming along nicely! Got a visit from and .sembiante always amazed by how small the REI world is as well as how tight knit.
Saturday’s progress, got the last of the landscape timber’s down. Unfortunately we found 77’s kitchen and bath had more mold then drywall so that had to go. Behind the drywall we found some close calls for some screws and a nail in the drain pipe.

Team finishing the weekend strong! Kitchen tile is done in 22, 55 has cabinets from Dave's Same Day Cabinets up and in and ready for flooring. Laundry room is looking GREAT with the paint and trim done. Finished up the landscape project from last week with 6 more yards of mulch and some landscape timber’s! We are getting there!
Another fun filled day, kitchens are coming together and we have the cabinet layout nailed down, got a ton of help from Dave's Same Day Cabinets tile is going in and it’s starting to come together. Hallway number one has its first coat of paint and the laundry room is coming together as well. ripout
Motivated Monday! Made more progress today, the wall is done, got some power washing in and Hallway #1 and the laundry room are sanded! And no day is complete without a full load of trash for the dump!
Finished up the weekend strong with some more out door work! Got the concrete parking lot retaining wall poured, neighbor told us it had been down for over 8 years! Also got the mailboxes out of the hallways and put out side! Jen got hallway one spakeled and the trim painted we are getting there! More beautiful weather means more outside work! Got all the debris hauled off only took four truck loads! Wall repair is in progress, and we found a parking pad under 35 years of Dirt! Jen and Shaniqua are the hero’s of the day getting the front cleaned up and 50bags of mulch down! Brick is power washed and looking good!
Took advantage of the beautiful weather while we had it and got the bushes out here’s a little before and after. Unfortunately the VA weather didn’t hold out....

Putting in some work on this beautiful Easter Sunday. Hallway one is sanded and ready for paint. Tile down in one of the bathrooms, new hose bib, plumbing in the third unit done! And some parting shots of our Bach access at the end of the road! Happy Easter
Got the whole team out on site today! New cabinets from Dave's Same Day Cabinets going in and electrical (outlets, switches fans and fixtures) and re-pipe in the new vacant unit. Also started on the first hallway getting it prepped for paint!
Lost a tenant today, we are at 3 of 8 vacant! Went right to work, keys turned over at 2pm and tear out completed by 5 putting in the work. Coded lock and door closure went on the laundry room as well.

Another fun filled day at the 8 unit in Ocean View. Got plumbing wrapped up and sub meters installed in two vacant units, no more Polybutylene.
