Every year on the second Thursday of May, in honor of Mo Anderson's birthday, all of Keller Williams worldwide shuts down and has a day of service.

This Year, Keller Williams Walnut Creek and Danville have combined to help babies in need in Contra Costa County. One in four infants is what's called "diaper challenged". Diapers can cost as much as $70-$80 a month. When a family has to choose between food and diapers, they may try and stretch a diaper change. This results in ER visits for diaper rash-related illnesses.

We will collect diapers for Sweet Beginnings Diaper Bank because ER visits are greatly reduced when diapers get changed regularly and everybody wins. But we're Keller Williams and we always win/win. So blown away right now...I just came from my brokerage's Annual Awards ceremony and found out that I had won the Paul White Cultural Ambassador Award. After years of hearing about Paul White and what he meant to the office and the legacy he left behind after his passing, truly made me aspire to be the kind of agent that he was.

I don't do the things that I do for recognition. I do what I do because it was how I was raised (thanks to Mama and Papa) and what makes my heart happy. I am humbled, honored, and blessed that my fellow agents think that I'm deserving of this award. 2021 is going to be a great year, indeed!

🕵️‍♀️🕵️ While buyers usually have the home inspected, having an inspection prior to putting your home on the market will make you aware of any potential issues that may come up during the sale.

Addressing those issues or just knowing about them puts you in a better position when negotiating the best price for your home. 💯

💡Address any pet-related issues before potential buyers walk through your home.
💡Remove evidence, deodorize, and deep clean.
💡Repair any pet damage.
💡Relocate pets during showings.

It’s an easy fix that will help sell your home.

When showing your house to potential buyers, all light fixtures and lamps will need to be turned on. 💡For this reason, it’s important to stock up on light bulbs!

This one’s a tear-jerker! 😭

Taking down the family photos and/or your child’s drawings off the refrigerator may start the waterworks, and is one of the harder things for sellers to do. 🖼

You may leave one or two nicely framed photos up to show that the home is lived-in and welcoming.

Staging a home can really help it sell faster and for more money. Fortunately, staging your home is easy and affordable. Currently your furniture is arranged the way it best suits you and your family. (But what?)🎈🎈🎈🎈🎈

💡Pull the sofa away from the wall and pull chairs closer to create a conversation area.
💡You may need to remove some furniture to make space for buyers to walk around in the rooms.
💡Look at pictures of other staged homes for ideas!

Don’t let foul smells, dirty floors, or dusty surfaces make a bad impression on a potential buyer. 🧼

💡Give your home a deep clean; cleaning toilets, wiping down surfaces, mopping floors, cleaning rugs.
💡Pro tip: Start from the top down! Cleaning light fixtures, scrubbing walls and woodwork, and finishing with the floors. 🧽
💡Don’t forget the windows! Freshly cleaned windows look amazing from the outside, but inside, they catch the lights and sparkle! 🪟
💡Consider calling a professional to ensure that your place is in pristine condition.

Giving your home a fresh coat of paint is like getting a facelift! 🎨 🖌

Even then, we have to be strategic about it...stick to neutral colors!

💡Don’t choose colors that may distract buyers.
💡Stick to whites, light grays, and light beige colors. These shades will make your home appear bigger, brighter, and more welcoming.
