Buying a home since 2020 has been quite a dynamic challenge, and we've seen a lot of creativity come from the changing market. Lately, with the rising interest rates, homebuyers have had to look into more creative lending solutions. As a result, we have seen Adjustable Rate Mortgages coming back into the market.
An ๐ฐ๐๐๐๐๐๐๐๐๐ ๐๐๐๐ ๐ผ๐๐๐๐๐๐๐๐ (๐ฐ๐๐ผ) is a great way to lower your monthly payment through a lower interest rate. These are traditionally shorter-term loans that begin at a lower rate and increase after a specific term (think fixed-rate for the first 5, 7, or 10 years, and then it can fluctuate every year after that, to an extent). If you plan on living in the home for a shorter period or plan to make improvements and refinance, it might make sense for you to explore an ARM.
For example, a 10-year ARM has a fixed rate for the first 10 years and increases by a certain amount thereafter, up to a certain percentage increase/cap. This market may feel a lot like the market in 2008, but donโt worry, there are some major differences. Here are a few reasons economists argue that we are NOT in a housing bubble like we were in '08:

Subprime lending and no-documentation loans were a huge concern and cause during the crash, leading to many government bail-outs and defaults of mortgages. Appraisal Management Groups have been set in place for more of a firewall between appraisers and lenders to avoid interference/influence on values. Although many people think that the highest offer always wins, that is not always the case. Here are a few reasons why a seller may NOT choose the highest offer:โฃ

If a buyer brings an all-cash offer, the seller doesn't have to worry about the deal falling through because of financing issues, or an appraisal coming in too low (which can be a concern if there are multiple offers above the asking price).

This type of refinancing replaces your existing mortgage with a new home loan for more than your current loan amount โ with the difference being the extra cash. Lenders will generally let you borrow enough to pay off your current mortgage and take out more cash, usually up to 80% of your homeโs value. You must have equity built up in your house to use a cash-out refinance.

A HELOC is another way to borrow against the value of your home. With a HELOC, you receive a line of credit โ usually up to 80% of your homeโs value, minus the amount of your current loan amount.

With a home equity loan, instead of getting a line of credit that you can tap into as needed, you would receive a lump sum of money. A home equity loan could make sense if you donโt want to do a cash-out refinance because you have a low interest rate.

Another option for smaller home improvement projects is to use a credit card. This may be a good idea if you can get a 0% introductory rate, and you plan on paying off the amount before the higher interest kicks in. Also look for sign-up bonuses and cashback incentives.
It is equally as important to know how much money you will need for the renovation. If you're hiring a contractor, get a bid for labor and materials, and add on 10% for surprises. If doing the work yourself, compile materials, quantities, costs, to get a total. Be sure to include permit fees, and equipment rental.
