Here are key considerations to keep in mind ↴
💰 Financial Situation
Assess your financial health, including savings, income, and debts.
Determine if you could manage two mortgages simultaneously if you buy before selling.
If not, selling your current home first may be more feasible.
📈 Market Conditions
Consider whether it’s a buyer’s or seller’s market.
In a seller’s market with high demand and low inventory, finding and securing a new home may be challenging.
Selling first could prevent rushing into a purchase.
📍 Living Arrangements
Think about temporary housing options if you sell before finding a new home.
Are you comfortable with renting or staying with family/friends temporarily?
Selling before buying may be practical if you have such arrangements.
Ultimately, your decision should align with your financial capacity, risk tolerance, and personal preferences.

Think twice 🫣
❌ Properties with Unresolved Legal Issues
Stay away from homes with unclear titles, ongoing disputes, or unpaid taxes.
Legal headaches can cost you big time!
❌ Homes in Flood-Prone Areas
Avoid properties in high-risk flood zones unless you’re prepared for high insurance premiums and potential damage.
❌ Properties with Major Structural Problems
Fixer-uppers can be a great deal, but homes with significant foundation issues, mold, or termite damage can become money pits.
❌ Neighborhoods with High Crime Rates
Research the area thoroughly. High crime rates can affect your safety, property value, and peace of mind.
❌ Overpriced Homes in Declining Markets
Don’t overpay for a home in a market that’s losing value.
You risk being underwater on your mortgage.
Make smart choices and invest wisely! ✨

With all the changes in Real Estate sales industry happening this week.
I am not fazed by the headlines, the post or the agents on every meeting saying buyer agency is going away, nobody is going to pay etc…

-If you don’t have a value proposition then your checks are going to be short. If you feel like all you do is open doors and pick up checks then yeah… pack it buddy!
However!
I’m clear on why I am here and I’m going to get paid for provided excellent service.

So come August 14th..
-The MLS will not display compensation for agents. (Not really a consumer issue)

- Realtors will require an agreement to show houses.

- More buyers maybe required to pay their agents.

Ways to pay your agent as a buyer. If the seller is not offering compensation for your agent.

Seller concessions, written in to the offer, pay out of pocket.

Ex: Hey Mr. Seller I’d like to buy your house at 300k, I’d like also would like 3% of the sales price to help purchase. Mr. Seller agreeds to the deal. The 3% is taking from the sellers proceeds at closing, buyers agent gets paid the deal is done.

Ex: Pay your agent out of pocket. Whatever price you all agree on. This is negotiable.
It’s always negotiable

Ex: Written into the offer, this means you are also financing your agents commission.
Purchase price 200k, you submit an offer for 206k the bank approves and the additional 6000 goes to your agent.

Sellers: It has always been your decision whether you wanted to pay Buyers agents.

Here are five questions to ask your lender…
01 – What types of loans do you offer, and which one best suits my needs?
02 – What are the current interest rates, and how do they affect my monthly payments?
03 – What fees will I be responsible for, and are there any potential discounts or waivers available?
04 – What documents do I need to provide, and what’s the timeline for approval and closing?
05 – Can you explain the loan terms and conditions, including any potential penalties or prepayment fees?

We've all seen our favorite house that we saved on Zillow go to PENDING and then bounce back to For sale and we think its some kind of divine intervention and it's going to be ours lol.. knowing we only have $67 dollars saved lol.

Here's what really could have happened:
A home might come back on the market due to:
-Financing falling through
-Inspection issues
-Buyer’s change of heart
-Or a failed appraisal
It’s not uncommon, but it provides a second chance for interested buyers to make an offer.

Houses are what you make them but 800 square feet just wouldn't work for me lol. Ideally 3800 sq ft seems reasonable for me.

- Home inspections allow you to make a well informed decision about one of the most expensive purchases you are going to make. So in my opinion it is extremely important to get an inspection.

-The inspection should be thorough, exterior, interior, roof, foundation, plumbing, electrical, HVAC, and appliances.

-Additionally, the inspector will be on the lookout for any safety hazards or code violations.
Remember, it is the inspectors job to find an issue or problem.

- After the inspection, if there is an urgent issue that needs to be addressed, it will be negotiated with the seller.

I also understand that some sellers, aren't always in favor of an inspection this could make or break a deal, however if its important to you in time you'll find the right house.

-The seller will review your offer and determine if it will meet their need, if it does not the seller can counter offer or decline.
- In certain price points in todays market you may need to put your HIGHEST AND BEST offer FIRST. It is very competitive.
- Most of all understand what you are signing.

Set yourself up for home buying success!
When you get pre-approved for a home loan, here are the documents that you will most likely need:

Driver’s License & SSN
One – Three Months of Paystubs
Two Years of W-2’s and/or Tax Returns
P&L (if self-employed)
Two Months of Bank Statements

**Please note: more documents may be needed depending on your lender.

We are aware the interest rates have scared buyers out of the market however I am here to propose another option.

There are less buyers on the market right now and more free money available for your purchase than ever.

If you took advantage of one the many programs, you could using your money to buy down your interest rate ultimately lowering your monthly payment.

I am well aware that this will not work for everyone, however I always want to present all options before you count yourself out.

Full Transparency:
In 2016 I was on track to purchase my first home. I had fair credit and no money, however I knew that purchasing would probably be a better choice than renting.
I was approved for 90k and I was just starting in the banking field and I made 35 thousand dollars a year.

It didn’t take long for my realtor and I to find the home that I’d make perfect for my family. I’d like to think I was an amazing buyer that knew exactly what I was looking for, not like some of you’ll…. Just kidding 😅

As I went through a very tough underwriting process, (underwriting is when your lender verifies your income, assets, debt and property details in order to issue final approval for your loan)
The underwriter came back and said I couldn’t afford the mortgage my debt to income ratio was too high.
(Get the car AFTER the house)

I had 2 choices I could wait until I made more money or I could use a co-signer.
Ultimately, I made a decision to wait because I said to myself this is too difficult so I gave up.

The purchase price for this home was $90k in 2016. This home in 2023 is now worth $249,999. It has made me sick to even see these numbers. If I had brought this home in 2016 the amount of equity that I could’ve accumulated over just 60 months would’ve been double the purchase price.

Purchasing a home is an investment into your future self. Its not just about having stability or being able to say you live in a specific neighborhood.

So, I hope my transparency helps you make the best decision for yourself moving forward.
