However, days on the market stayed low in May and June, with half the properties going under contract in less than 5 days. Buyers need to be decisive, know their purchasing power, and act quickly. The Hartford County Market Update has been updated to show the number of new/active listings that came on the market in the previous month. Under Contract and Closed numbers are large because they reflect activity on any active listings that existed prior to and through the previous month.
So where are we in the market at this time? The Greater Hartford Association of Realtors’ opinion about the U.S. housing market is that the market is undergoing a major shift. Affordability continues to be an obstacle for buyers and sellers, mortgage rates have doubled since March, and home prices remain elevated due to a limited supply of homes, although price gains are slowing at a quickening pace. As a result, many homeowners are waiting until market conditions improve to sell their home, while other sellers are increasingly cutting prices and offering concessions to attract a greater number of buyers.
While this may sound like sobering news, you can see from the Hartford County Market Update that properties continue to come on the market, go under contract, and close. Buyers and sellers who adjust their expectations based on market conditions and the availability and costs of financing should be able find a way to complete their sales.
The housing market typically slows down as we move into the Fall and Winter seasons. However, continued high inflation and recent increases in mortgage interest rates are influencing the trend towards declining home sales, declining sales prices, and homes staying on the market longer. Currently in Hartford County, homes are selling, on average, about 3% above listing price. Inventory remains lower than normal with about 1.5 months of supply, and are on the market an average of 28 days.
Inventory remains low for buyers in Hartford County, although 1,400+ previously active homes went under contract or have sold in the last 4 weeks. We’re moving into the spring market, when historically more homes come on the market. Inflation, mortgage rates, and Fed interest rates can influence the housing market as well. In the last 4 weeks in Hartford County, many properties have gone under contract or have sold. There are typically lower numbers of properties available during the winter months. Right now, there is about a one month’s supply of inventory. Average sales prices are currently 1.2% to 3% higher than list prices. Armed with accurate information about the current market, and adjusting expectations appropriately, buyers and sellers can continue to participate in today’s real estate market.
