When you're competing against multiple investors, it can't hurt to let the sellers know you're not one. If we had simply sent over the offer and not taken the time to explain our position (while complying with state & federal laws, of course) we would've lost out.

Got to help the coolest family sell their home in DSM and land a SWEET deal on this brand-new home in Norwalk.
There's been opportunity with new construction lately 👀. Some builders are struggling to get rid of inventory and are willing to take significantly lower prices than they otherwise would.

Client success story: Last year I got to help my client sell her condo in Des Moines for 9% higher than any other unit had sold for in this HOA recently.

So pumped for her.

One of the most important parts of my job is making outbound calls to other agents in the metro to promote properties I have listed. Most of the time, they have already sent the listing to their client. BUT, there are always cases (like with this home) that their client truly doesn't know about the home or I can work to change an "I'm not interested" into a showing.

Linda and I toured this condo the first day it was listed. There were multiple tours scheduled by other agents as well.

She loved the condo, and since we had already researched the HOA and the comps, we sent an offer over right away and got it.

Even when there are multiple other buyers interested, sometimes the first offer is the best one.

Did you know: homes in Downtown Des Moines in 2022 have, on average, taken 3x longer to sell than in the suburbs?

Downtown Des Moines is an entirely different market than the rest of the Metro for more reasons than one.
