According to our great Property Appraiser, Marty Kiar, the City of Weston's taxable value is $10,454,945,389 which represents a 10.35% increase in overall taxable value from last year. It should be noted that the assessed values for the city’s 14,642 homesteaded properties are capped at 3%. Much of the overall value increase is being driven by new construction and many new residents making Weston their home. The average market value for a single family home is $607,029 and the average taxable value is 434,425.

If you have not already, in the next few days, you should receive a "2018 Notice of Proposed Taxes and Proposed or Adopted Non-Ad-Valorem Assessments" or TRIM Notice from the Property Appraiser. What is it? What does it mean? Does it affect my appeal? I will answer these questions below.
What is the TRIM Notice? Let's start with what it is not. It is not your property tax bill! You will receive your property tax bill in November.
This notice is simply a way of letting you know:
The Property Appraiser's assessment of your property as of January 1, 2018, as required by Florida law. For most non-homesteaded property, the assessed value is identical to the property’s market value. For homesteaded property, your assessed value is your “Save Our Homes” value. The Property Appraiser has determined the Market Value of your property by a mass-appraisal system. The mass-appraisal system is supposed to take into consideration sales of comparable properties during calendar year 2017. However, with the number of properties in Broward County, it is impossible for the mass-appraisal system to correctly value every property in the County. As a result, many properties may be over-valued. Therefore, the State of Florida allows you to appeal this value; and
Proposed tax rates set by the taxing authorities in your area/county/municipality. These include, among many, the School Board and the County/City Commission, etc. You will most likely see an increase in many of these rates from last year. Unlike your value, you cannot appeal these rates. However, you do have the right to question your proposed tax rates and non-ad valorem fees/special assessments, by contacting your elected officials who serve on those taxing authorities and attend the public hearings in September. Your TRIM Notice lists the hearing dates, locations and contact phone numbers for each taxing authority; and
The deadline to file an appeal with the Value Adjustment Board. The deadline in Broward County is September 18, 2018.
The reason all of this matters is that the amount you pay in taxes in November is based on the assessed value in the TRIM Notice multiplied by the tax rates decided upon by the taxing authorities. The lower the value and the lower the rates, the less you pay in taxes.
Call me if you have any questions or would like to appeal your value! (954) 660-3556

News from the Law Office of Seth D. Lubin, P.A.
Thankfully, we live in Florida! http://www.usatoday.com/story/money/personalfinance/2015/03/21/cheat-sheet-high-property-taxes/24990145/
The 10 worst states for property taxes U.S. property taxes can vary dramatically by county as well as by state.
For those of you who purchased a home in 2014, or missed out on applying last year, you have only a few more days to file for 2015 exemptions. This includes homestead, disability, widow/widower, granny flat, portability, deployed military and non-profit exemptions. If you miss the March 2, 2015, deadline to timely file to any exemptions, Florida law allows you to "late file" for 2015 exemptions until September 18, 2015. Note: Per Section 196.011(8), Florida Statutes, the property appraiser cannot accept any exemption late applications once "late filing" deadline closes. To apply for a 2015 homestead in Broward County, just click this link (https://bcpasecure.net/onlinehomestead/web/index.aspx) and use their online Homestead Application system. To apply for other exemptions, visit the BCPA.net website Download Forms page to find the appropriate application. Questions? Please contact me at 954-660-3556. Note: Due to a quirk in state law, pre-filing before January 1, 2015, is not permitted for the low-income senior exemption.
Property Tax Bills Are Here! Do you pay now or later?
It is that time of year again! For those of you who do not pay your taxes through escrow, you should have received, or will be soon receiving your 2014 Property Tax Bill in the mail.
The big question is: "Should we pay our tax bill now or wait to see the result of the appeal?"
Great question - but harder answer. My legal and financial opinion is: "Yes. Pay the taxes now and take advantage of the discount for paying in November."
Although the taxes are not considered delinquent until April 1, 2015, by paying early, you will be given a discount from the county (the amount of the discount and the deadlines will be listed on your tax bill).
Please note that in the past, you were able to not pay your tax bill if you filed an appeal until the resolution of that appeal. However, under a Florida Law that was enacted a few years ago, property owners who file a Value Adjustment Board (VAB) appeal must have paid at least 75% of the assessed Ad Valorem taxes (taxes based on the assessed value of the property) and all of the Non-Ad Valorem Assessments that are for services such as Solid Waste and Fire, by March 31, 2015. Property owners who fail to make this 75% payment will result in the denial of their VAB petition. Also, if you do not pay until March, you will not be able to take advantage of the discount outlined above.
So, again, to summarize, I recommend that you pay 100% of the taxes due now and take advantage of the discount for paying in November. If you have any questions about this, or any other property tax issues, please feel free to call or email me anytime!
Happy September! Only 15 more days to appeal in Miami-Dade and Broward Counties (even less in Palm Beach). Contact me as soon as possible to see if you are a candidate for reduction!
For all my friends in Miami-Dade, I encourage you to go out and vote tomorrow for Eddy Gonzalez as the new Property Appraiser.
