You may read some headlines this week about dramatic changes in real estate. Here is what it really means for you, in MN & WI as buyers and sellers:
BUYERS - will need to sign a commission agreement with an agent PRIOR TO SEEING any property. Buyer is responsible for any agreed-upon commission to their agent at closing day, although the seller(s) may choose to pay some or all of this amount.
SELLERS - in the past, you would agree (with your REALTOR®) the total commission to be paid to both sides before listing your home on the market. Now, this amount will be negotiable by all parties involved, every step of the way until closing.
Home prices may go down, likely by the amount that buyers are paying their agents out of their own pockets. So their total costs of purchasing are the same, but now more of it comes in cash up-front.
Simply put, the industry is shifting the cost of the buyers' representation (their REALTOR®) from the sellers to the buyers. Keep in mind that buyers typically are maxing out their available cash for down payment, closing costs, and moving costs.
Where will this additional money come from? In all likelihood, either sellers will continue to pay for the buyers' agent or buyers will continue to delay purchasing their next home (my opinion). Yet another reason for home-ownership to be viewed as just out-of-grasp, in terms of cost and complication (again, my opinion).
