The last year has definitely been a transitional period in the market. Our inventory was just 2,313 properties for sale last February. That rose sharply to 7,197 in November, but has begun to decline the last two months to 6,115. Sales peaked last March at 4,100, then began a steady decline to just 1,674 last month. I do believe sales will be much better this month based on the number of homes that have closed so far. Year over year price appreciation hit a high of 26.7% in June of last year, dropping to just a 3.9% increase in January.

There will likely be more changes coming as the Federal Reserve has indicated that they may have to continue raising rates. This will definitely continue to put pressure on buyer affordability. Of course cash buyers are not affected by mortgage rates, and nearly one in three sales in the Orlando area was a cash sale in the fourth quarter of 2022.
