Whether you are buying a home or selling one, it all starts with the offer. So let’s talk about the key components to the PERFECT OFFER:
* A Solid Purchase Price. One that reflects the value of the home and is competitive.
* Reputable Lender. You want to know they will get you to the closing table.
* Reasonable Dates. Doable but not too lengthy.
* Quick Inspection. Sellers want to get it back on the market quickly if there is an issue.
* No Contingencies. A offer with no or few contingencies is ideal.
* Closing Date that works for both parties.

Interest Rates are climbing. We have been anticipating this for a while, and it is finally happening.
Higher interest rates mean buyers will be qualifying for lower purchase prices. Eventually, this will most likely lead to prices leveling out to accommodate this.
Buying now will allow you to purchase more home for a lower monthly payment. Selling now will allow you to capitalize on the equity you have in your home before prices level off.

There are loan programs out there that allow for as little as just 3% down on the purchase of a home. That’s less than $10,000 on a $300,000 home. So talk to your lender to see if one of these is right for you.
You are perusing Zillow (don’t lie, I know you do it), and you see a listing labeled FSBO.
The acronym FSBO stands for “For Sale By Owner”, and it is exactly as it sounds. The seller has opted not to use a real estate agent to market at sell their home and is doing it by themselves.
Touring homes can be both exhilarating and scary. It is easy to let your emotions take control, so before you step foot in a house, keep these touring tips in mind.
Before you head out for showings, review your needs and wants list.
Take your time during your showing.
Take photos. It can be tough to remember all the details once you have left the showing.
Do not let staging, decor, or paint colors distract you.
Remember location, location, location.

The market is hot, so why not just put your home up for sale without an agent.
While there are plenty of reasons that this is never the way to go, the bottom line is homes that are sold by agents statistically sell for more – 17% more – which more than makes up for the commission you pay. Sounds like a win to me!
High prices. High rates. Crazy competition. Is there even a good reason to buy right now?
While it may not seem like it, there actually is. And the reason being – interest rates are climbing. Interest rates have been at historical lows for the past few years, and we’ve gotten pretty comfortable with that. But now interest rates are rising meaning only one thing for buyers, it is going to be more expensive to buy.
So jump on the still relatively low rates now before they go up more.

While it isn’t technically illegal for the sellers to be present at showings and inspections, it isn’t recommended.
When you are selling your home, you want buyers to be able to envision themselves living in the space. That’s a really hard thing to do when you know you have a pair of eyes on you. So when selling, do your best to be away from the house during showings and inspections.
Your real estate agent should set you up on an MLS search to help you find some homes, but I know you will probably want to do some searching of your own – everyone always does.
So here are a few tips to keep in mind as you look at homes to narrow down your list…
Keep your search filters broad. Narrowing down your filter too much might make you miss the perfect house.
Be mindful of absolute filters. Make sure you are putting in a buffer when you enter your filters.
Expand your geographic search. Opening up your search to include just a little bit further may give you more options.
Don’t let pictures fool you. Keep in mind that photographs can be deceiving, so don’t base everything on what the pictures look like.
Especially in a time of increasing rates, rate locks can be extremely important. A rate lock is the opportunity for a borrower to “lock in” their interest rate with their lender for a specific period of time to protect them from fluctuations in interest rates before their closing.
If you have tons of white walls around your home, let’s talk about a few ways you can upgrade them to show-stopping focal points.
Paint a bold accent wall. Jewel tones are incredibly popular right now, so bust out the emerald paint and create a masterpiece.
Wallpaper. We were ripping it down for years and now we are putting it back up. If you aren’t ready to commit, try the peel and stick.
Modern wood accent wall. Create a modern abstract design with 1X2 pieces of lumber, caulk, and paint a solid color for a full-wall art piece.
Stencils. Whether you buy a stencil on etsy or create one with blue painter’s tape, these can be a fun way to add intrigue inexpensively.

I’m sure you have heard by know that interest rates have begun to climb, but what does that mean practically for buyers and sellers?
Buyers – Higher interest rates mean higher monthly payments. This means you probably won’t be able to qualify for as much as you did when rates were at 3%.
Sellers – Higher interest rates mean fewer qualified buyers able to buy your home, especially with the price increases. Most likely, over time, we will see prices leveling out to accommodate this.

Starting the home search can be so exciting! And while you want to dream, you also need to be realistic. This is why it is imperative to have a list of your wants AND your needs.
But what is the difference?
Well, you want a 10 minute commute to work, but you need it to be at least within 30 minutes.
You want 4 bedroom home so you can have room for each kid and a guest room, but you need a 3 bedroom home (let’s be honest, do you really want guest staying with you?).
You want a huge backyard, but you really need to stay in the school district for your kids.
Be very clear on these wants and needs, and make sure you don’t overlook a need just because a home has one of your big wants.
Don’t I just need a lender who can get me pre-approved? Why does it matter who I choose?
Here’s the thing. As a real estate agents, we can’t tell you what lender to use or not use, however, we’ll tell you this. Choose carefully!
Just like real estate agents, not all lenders are created equal. It’s not just about the rates, but their processes will also determine whether you make it to the closing table or not. So here are a few questions to ask…
? – Will my banker/broker be involved with the deal the whole time? Bankers typically stick with you through the whole process, while brokers just help you find a great lender for you.
? – Are they a local or national brand? Maybe you prefer a more reputable name like a bank, but it is key to have at least someone local that you can talk to and who knows the local market.
? – Do they have in-house underwriting? Or is your lender playing phone tag with underwriting at an office in a different time zone to get answers?
Are you ready to see some houses? Before you step foot out the door, make sure you have these things ready to go…
Coffee. You are gonna need your energy.
Water. Hydration is important.
GPS. Because no one wants to get lost.
Fully Charged Phone. You are going to want to take tons of pictures.
Patience. And then some more patience.
A Happy Hour Spot. Whether you are celebrating finding the one or decompressing after 15 showings, a happy hour spot is key!
Before you sit down and meet with your Lender, make sure you have these documents ready to go to speed along the process of getting your pre-approval.
