Fantastic!
But before you make an offer to buy, take a moment to talk with your agent and ask these questions -
⚪ Can I get a CMA on the home?
While CMAs are traditionally created by listing agents to help price the home before selling it, you can also request one from the agent helping you buy.
This will give you insight into comparable homes in the area, info on the local real estate market, and help you make an informed decision about the price of your offer.
⚪ Are there any planned developments or changes coming to the area?
Future projects can not only impact any potential views but also alter traffic and demand for the area.
While developments can be a good thing, you also want to avoid later discovering something that would have influenced your decision to buy.
⚪ How old are the home’s major systems?
Knowing the age of items like the roof, appliances, and HVACs can help you make a more informed decision when making an offer.
Keep in mind that you’ll also be able to get an inspection of the home during the process.
⚪ What’s included in the sale?
Not all home fixtures and appliances may be included in the sale. So, find out precisely what is.
⚪ And don’t forget to ask yourself if this is the right home for you.
It’s a significant decision. At the same time, in some markets, it might be competitive with other buyers.
So, we recommend that you have clarity on what’s important to you beforehand and have a conversation with your agent about what to evaluate on a home.

🏦 Typically, your downpayment is what comes to mind when you think of what to budget for when buying a home.
But there are more costs you’ll want to be prepared for -
Along with your down payment, you’ll also need to account for your closing costs, which are typically 2-6% of your total loan amount.
Your lender may also require proof of reserves in your bank account ➕ you’ll want to have funds for the practical aspects like moving costs.
Ultimately, many factors will play into exactly how much you’ll owe upfront when buying a home and what your monthly payments look like moving forward.
That’s why it’s so important to talk to your lender and your agent to know what to prepare for buying a home, whether it’s soon or a future goal you can start preparing for!
