The four main pieces of advice are:
• Voetstoots still exists, but disclosures are mandatory
• What you should fix before selling
• What you shouldn't fix
• Low-cost improvements that will help sell your house

Our article covers it all: https://just.property/blog/what-every-seller-needs-to-know-before-putting-their-house-on-the-market/

"When considering letting out your property, you may consider long-term or short-term rentals. But what are the differences between them?

Long-Term Rentals: usually last for 6 months +, provide stability to landlords and tenants, and as a landlord, you will also receive a steady, predictable rental income. You do have to be aware of certain housing regulations that protect you and your tenant.

Short-Term Rentals: Usually for a few days or weeks, short-term rentals offer landlords the opportunity to charge higher nightly rates, generating greater income over time, and your rates can be adjusted based on market demand, allowing you to take advantage of peak tourist seasons.

If you're unsure whether your property would be better as a short-term let or long-term let, contact Just Property today! We'd love to have a chat to discuss your options:

If you want to get on the property ladder before then, these are your estimated monthly repayments at the current interest rate of 11.75% and how it's affected by changing your deposit.

"In January 2023, the Department of Higher Education and Training noted a shortage of 400,000 student beds in South Africa.

“This clearly represents another investment opportunity, and developers from small-scale property investors (including YouTuber Caspar Lee) to South Africa’s largest property company (Growthpoint) are filling some of the gaps,” says Stevens.

It’s not only students who are struggling to find accommodation; Stevens adds – “There’s a glaring lack of rental properties available to young professionals, especially in areas close to employment hubs. This presents an unmissable opportunity for property investors.”

𝗪𝗵𝘆 𝗜𝗻𝘃𝗲𝘀𝘁 𝗶𝗻 𝗦𝘁𝘂𝗱𝗲𝗻𝘁 𝗮𝗻𝗱 𝗬𝗼𝘂𝗻𝗴 𝗪𝗼𝗿𝗸𝗶𝗻𝗴-𝗔𝗱𝘂𝗹𝘁 𝗛𝗼𝘂𝘀𝗶𝗻𝗴?

𝙎𝙩𝙚𝙖𝙙𝙮 𝘿𝙚𝙢𝙖𝙣𝙙: With tertiary institutions attracting both local and international students, there's a constant demand for accommodation. Plus, young professionals starting their careers in urban hubs need a convenient place to stay.

𝙎𝙩𝙖𝙗𝙡𝙚 𝙄𝙣𝙘𝙤𝙢𝙚 𝙎𝙩𝙧𝙚𝙖𝙢: Unlike short-term lets that might face seasonal variations, longer-term lets to students and professionals ensure a consistent rental income, often secured by a year-long contract.

𝘾𝙖𝙥𝙞𝙩𝙖𝙡 𝘼𝙥𝙥𝙧𝙚𝙘𝙞𝙖𝙩𝙞𝙤𝙣: As demand surges and supply lags, properties in university towns and urban centres are likely to appreciate in value over time.

"Did you know short-term letting can hold advantages over long-term letting?

You can achieve a higher rental income; you have the flexibility to use the property when not occupied; you may enjoy certain tax benefits; there is less wear and tear, so property maintenance can be lower; and you can easily adjust to market conditions, allowing you to adjust prices and availability.

Ultimately, the choice between short-term and long-term letting should align with your investment goals, risk tolerance, and the specific property and market conditions.

Some investors prefer the potential for higher income from short-term rentals but are willing to accept the higher management demands and seasonality. Others may prioritize the stability and lower operational demands of long-term rentals. It's essential to conduct a detailed financial analysis and consider local regulations and market dynamics before making a decision.

Consulting with a local real estate expert or property manager can provide valuable insights into the rental market in your target area.

Contact Just Property today for expert advice on short-term lets in your area:

"Tenants, have you heard of FLISP?

FLISP is a government initiative that promotes and helps first-time homebuyers to secure their first property.

You can use 𝗙𝗟𝗜𝗦𝗣 to put down your deposit amount on your first home, pay for transfer and bond registration costs, or lower your monthly repayments!

This is a once-off government subsidy for first-time home buyers. This means that you can only apply for the subsidy once in your lifetime (when you purchase your first home). This subsidy does not need to be paid back to the government.

Want to know more about 𝗙𝗟𝗜𝗦𝗣? Our partners at Bonds By The Gavelry can assist you!

"The term ""buy-to-let"" essentially means buying a property with the purpose of letting it out to tenants, as opposed to purchasing it for personal use. When looking for a buy-to-let investment, there are a few key things you need to look out for:

1. Location
A well-located property in a safe and convenient area is likely to attract more tenants. A high demand for rentals can help ensure a consistent stream of income.

2. Property Condition
Factor in the cost of any necessary improvements when determining your potential return on investment (ROI). Newer properties may require fewer repairs in the short term, while older buildings may have more character but could demand more maintenance.

3. Rental Income Potential
Calculate the potential rental income and compare it to the property's expenses, including mortgage payments, property management fees, insurance, taxes, and maintenance costs. Make sure your rental income expectations are realistic based on market conditions.

4. Legal & Regulatory Compliance
Familiarize yourself with South Africa's property and rental regulations. Compliance is essential to avoid legal issues down the road. Understand the process and legal requirements for tenant screening and lease agreements.

5. Marketing Conditions & Appreciation Potential
A stable or growing market can enhance the property's long-term appreciation potential. Consider any planned developments or infrastructure projects in the area. These can impact property values and rental demand over time.

"There are many factors to consider when deciding whether to sell your house or hold onto it. These include current real estate market conditions, the costs associated with selling a property, personal financial circumstances, and the physical appeal of the property to prospective buyers, says Paul Stevens, CEO of Just Property.

It's important to unpack each of these factors to understand whether selling your property is the right decision or not. Let's unpack these factors together in our latest blog: https://just.property/blog/factors-to-consider-if-youre-thinking-of-selling/

"

08/09/2023

"If you're considering selling your property, there are a few things you need to factor in before making your decision. Let's discuss them:

• Unpack market trends: Understanding what is going on in your local property market is imperitive. You may be in a Buyer's Market, property may be selling for below asking price, your sized property may not be in demand.

• Consider personal factors: Do you need a larger house? Will holding onto the property cause financial strain? Have you considered the financial costs of selling your property?

• Preparing your property for sale: If you've made the decision to sell, how much will it cost to fix all the minor issues around your property, like broken tiles, dripping taps, worn carpets, and faded paint. .

• Balancing upgrades and costs: Certain upgrades to your property can significantly increase its value, but you need to balance these upgrades with their payoff.

This is why having a professional property practitioner at your side along this journey is vital. Contact Just Property today for sales assistance:
